The owners bought the property as they loved the large , sunny , peaceful private garden with views to the hills and the beautiful countryside walks just around the corner!

Accommodation is on one level (a few steps lead up to the front door) and comprises;

Lounge with ample seating for 6 guests and open fire

Open plan kitchen / dining / living room to the rear with vaulted ceiling and large picture window overlooking the private rear garden

3 bedrooms; 1 x kingsize with ensuite shower room, 1 x double, 1 x twin (2 x single)

Further family bathroom.

It is a few minutes walk to the village with a variety of shops & places to eat yet also being only 200 yards away from native woodland with a stream encompassing beautiful rural walking in lanes, paths, bridleways and hillsides.

A regular bus service or rural walks can take you the three mile into Perth where there's a larger selection of shops, restuarants, bars and attractions including Horsecross Concert Hall, Perth Theatre, the Perth Museum and Ferguson Gallery.

For those wanting to stay connected during their stay, there is good wifi coverage throughout.

A large, private garden benefitting from sun front and back at all times of the day.

There are also two other patio areas to enjoy a sunset G&T or outside dining. The summer house is another little corner of tranquillity if the outdoors gets a bit airy .
