The flat is fully furnished with all modern amenities. It is professionally cleaned before every visit so you can relax safe in the knowledge that the flat is maintained to the highest professional standards.

The living room is bright and comfortable. It has two sofas, a coffee table and a flat-screen TV with Virgin Media.

The fully-equipped kitchen has a dishwasher, fridge freezer, washing machine, oven, and gas hob as well as a microwave, toaster, and kettle. There are also plenty of saucepans, crockery, and cooking utensils.

The flat has 2 bedrooms. Each has a double bed fitted with hotel-quality linen, and each boasts a wardrobe and chest of drawers making for plenty of storage space.

There is also a separate office with a laptop-friendly workspace and high-speed internet.

The bathroom comes with a delightful roll-top bath and attached shower, as well as a toilet, sink, and mirror.

The flat is family-friendly, supplied as it is with a cot, high chair, and some baby/toddler plates and bowls.

We also provide fresh towels and free toiletries for your convenience.

## Neighborhood

The apartment is in a lovely, traditional part of the city, served by a large public park behind it and the Union Canal leading to the city centre (one of the nicest walks into the city, about 20 minutes). Frequent buses can take you to the heart of Princes St in about the same time. The area itself boasts some great pubs/restaurants (the Caley Sample Rooms, the Polwarth Tavern), the Fountainbridge cinema complex and the Craiglockhart hills for bracing walks and views over the city.

## Transit

From the Shandon Place bus stop, the 4, 34, 35, 44 (N44) buses will take you to and from the city centre in about 20 minutes. The Skylink 300 bus from the same stop serves the airport. There are other bus stops serving other parts of the city nearby too.

## Notes

This is a self check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in anytime of the day as long as you respect our standard check-in time.

Also, we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :)

There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
