## Space

This fantastic house contains an office space large enough for two people to work comfortably side by side. Featuring functional sound treatment and a small patch-bay, this space would be suitable for guests needing to carry out any work during their stay. Perfect for creators or freelancers who want to combine working with visiting the city, or for longer remote work stays. Please note the MIDI keyboard is no longer available for use.

Two bedrooms on the first floor providing a double bed, and one large double sofa bed. All bedrooms come complete with comfy mattresses and fresh, hotel-quality linen.

Relax in the spacious living room and kitchen, fitted with a large comfy sofa and super fast broadband. The smart TV complete with web browsing capability is perfect for those rainy days or cosy nights in. Please feel free to log into your Netflix/Amazon Video account via the apps section on our smart TV.

My home is in the hands of GuestReady, a property management team who work hard to make sure your stay is smooth and comfortable! They will be available 24/7 should you have any questions or requests during your stay.

## Neighborhood

Hulme is one of the most vibrant and underrated districts of Manchester, a prestigious location, very unique indeed with lots to be discovered.

Plenty of parking to the front and also extra secured gated parking at the rear of the house for up to 1 car.

An abundance of public transport links including buses, and Metrolink nearby where you can get anywhere in and beyond Manchester easily and very inexpensively.

## Transit

Public transport is excellent! The main bus route into the city is 1 minute walk from the front door of the apartment. To the city centre it takes 6 minutes and costs £2.50 (it is called a mega bus).

Also close to The Manchester University, Manchester Royal Infirmary, Saint Mary's Hospital, Manchester metropolitan University with a lots of Bus stops, Pubs, shops and restaurants.

Otherwise you can take an Uber which is available within less than 5 minutes to the city centre.

The Manchester United football ground is 8 minutes in a taxi and 25 minutes walking.

The Manchester City football ground is 15 minutes in a taxi.

Airport - You can hire taxi or get train to city centre and bus/taxi to the house

## Notes

This is a self check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in anytime of the day as long as you respect our standard check-in time (15:00 on the day).

Also note that we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe

Presence of external cameras (at the front and back of the property) NOTE: There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 smoking fee, at minimum.Please also note we do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
