Clifftop Cottage is a beautiful two bedroom semi-detached cottage in the lovely village of Auchmithie, near Arbroath.

Situated virtually on the cliff edge (hence the name) the former fishing cottage is just 30 metres from the steps down to the beach. A wonderful network of clifftop paths also lies on the doorstep.

The Space

The accommodation is all on one level with the showcase space being the stunning open plan living room and kitchen. A semi-vaulted ceiling leaps to full roof height, with a row of exposed beams and two huge Velux windows that flood the room with light on even the gloomiest of days.

Two more windows look out on the quiet street and have blinds that can be drawn for privacy.

A freestanding wood burning stove keeps the room cosy. The spacious dining table sits below one of the Veluxes and is a lovely spot to enjoy breakfast or an evening meal. A high end Samsung Frame TV hangs on the wall.

The two bedrooms are laid out as a double and a twin, and both have partial sea views across a neighbouring rooftop.

The shower room has a walk in shower enclosure with rainfall shower head – perfect for washing away the salt spray after a day on the beach or a walk along the clifftop paths. Underfloor heating keeps your feet warm in the winter.

The attached garage can be used by guests for locking away bicycles, stand-up paddleboards, kayaks and other outdoor gear.

The Area

Auchmithie is a fantastic place for dogs as well as people and Clifftop Cottage is pet friendly, with dog bowls provided. Indeed, with the beach a stone’s throw away, clifftop walks in both directions, and woodland trails nearby it would almost be a shame not to bring a dog along.

The cottage doesn’t have its own garden but it shares a courtyard with its neighbours. Public benches and a picnic table are just a few steps away and with fabulous views are perfect spots to mosey down to with a coffee on a sunny morning. In the evening we recommend the But n’ Ben, an outstanding restaurant specialising in seafood that lies just 100 metres away.

The cottage has recently undergone a comprehensive renovation and restoration programme. It was stripped back to its bare walls, insulated to a high standard, re-wired, re-plumbed, plastered and decorated. Heating is by wood burner and energy efficient infrared panel heaters. Everything inside is brand new – kitchen, bathroom, floor coverings and furnishings – and of top quality.

Clifftop Cottage’s traditional exterior now disguises a beautiful modern home that is the perfect holiday hideaway.

This vacation home is located in Arbroath. Carnoustie Golf Links and Panmure Golf Club are worth checking out if an activity is on the agenda, while those wishing to experience the area's natural beauty can explore Crombie Country Park and Monikie Country Park. Dunninald Castle and Gardens and Caledonian Railway are also worth visiting.
