This lovely cottage nestles in the tiny rural hamlet of Bedrule overlooking Rubers Law that offers spectacular views to those who venture up its gentle slopes. This is the perfect base to explore the historic Scottish Borders, Northumbria and Edinburgh, situated midway between Jedburgh and Hawick on the Borders Abbeys Way. The Abbeys Way is a long distance circular footpath that covers 109 kilometres and takes in the famous four 12th century Borders abbeys and a number of Borders towns. The local area has excellent golf courses, lots of historical places of interest including Floors Castle, Jedburgh Castle and Jail, Mary Queen of Scots visitor centre and Jedburgh Abbey to name a few. Born in Scotland, a local craft brewery and distillery that offers a restaurant with homemade food, grass sledging and outdoor ice skating in the winter months, is a short drive. Also close by is Denholm which is a pretty Borders village with two pubs, a restaurant, butcher and general store. When you walk into the property, you discover the spacious layout which works well for extended family and friends. The most used entry is from the rear via the trifold patio doors which lead into to a large utility room with a washing machine and tumble dryer along with a shower room with shower and WC. From the utility room, a door leads to a large open plan kitchen/diner with plenty of room to entertain whilst preparing meals or just sit and relax after a meal. The large dining table easily accommodates the entire party of guests and there is a breakfast bar with stools and a large fully equipped kitchen area with an electric hob and oven, Smeg fridge/freezer, dishwasher and Nespresso Vertuo coffee machine. From the kitchen, a passage leads to the hall with a cosy children s cubby hole stocked with books that is a firm favourite with the younger guests. The double aspect, comfortable lounge is off the hallway, a great place to relax with reclining sofas and a chair, with a large Smart TV/DVD, a cosy wood burner and views over open countryside. From the hall, stairs lead to the first floor where you'll fine the three bedrooms and the bathroom. There is one super king size room and a super king size zip and link room (which can be made into a twin on request) with wardrobes and chests of drawers. The third bedroom is a twin bedroom but has hanging and cupboard space adjacent on the landing. The bedrooms offer a lovely, relaxed atmosphere and extensive views to allow you to switch off. There is a bathroom with a shower over the bath and WC to complete the first floor accommodation. Outside, there is a large grass area and patio with garden chairs and a table for al fresco eating. For the canine guests, there is a welcome warm shower for washing off the result of long walks in the surrounding countryside. There is private parking for three vehicles to the rear of the property at the end of the garden.
