There's everything you need including a well-equipped kitchen, central heating and a charming log burner for snuggling up at the end of a long day's adventures.

Decorated with love, the cosy living area features a lovely little couch and an armchair tucked just below the window.

Next to it, featuring a cute breakfast bar, where you can enjoy your meals, is the fully equipped kitchen, where you will find all you'll need a whip up a lovely meal.

The apartment has 2 double bedrooms, where you'll find both beds have been made up with hotel-quality linens for your comfort.

In the bathroom, you'll find the bathtub with an attached shoer, a basin and a toilet.

Your health is our highest priority and you'll find that the property has been professionally sanitized and cleaned prior to your arrival.

## Neighborhood

Leith is a vibrant area with its own distinct personality, whilst just a short hop from the city centre. Leith has Michelin-starred restaurants, lots of independent coffee shops, great shopping and beautiful walks along the Shore and Leith Walk.
In the direct area there are plenty of independent grocery shops as well as a Sainsbury's Local, a Tesco, an Aldi and a Lidl.

## Transit

Edinburgh has an excellent transport system. From the flat the bus stop is 2 minutes walk with frequent services into the city centre.
In Leith you are never far from an eclectic choice to eat, drink and absorb the history.

## Notes

Leith is undergoing development of Edinburgh's tram network with the line expecting to open in 2024. This does mean that there are some road closures and diversions in place (these change as the works progress) around the area.

This is a self check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in anytime of the day as long as you respect our standard check-in time.

Also, we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :)

There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

Located in Edinburgh, this apartment is in the city center. Edinburgh Castle and Royal Mile are notable landmarks and Edinburgh Zoo is a popular area attraction. Royal Botanic Garden and Camera Obscura and World of Illusions are also worth visiting.
