The living room features a large double couch bed and a single couch bed.

The kitchen is fully equipped with all the mod cons you need to whip up a lovely meal.

And the bathroom comes with a toilet, basin, and shower. You'll also find we provide fresh towels and complimentary toiletries for your convenience.

The house boasts a beautiful garden area with a comfortable lounging area where you can wind down after a long day and catch up.

We are GuestReady, a property manager, and we want to ensure your stay will be as smooth and comfortable as possible. We are available 24/7 should you need any assistance during your stay. Kindly note that this is a personal home so please take good care of it as if it was your own.

## Neighborhood

A quiet and peaceful place with plenty of nature all around. Nearby we have the lovely Heaton Park, where you'll find an Animal Centre you cannot miss if you're with family. Within the park is also a golf course you can enjoy with the golf set we have left in the property for your use.

## Transit

Only a 5-10 minute walk to the bus stop with a direct route to the Bowker Vale tram stop, which links to. Victoria station, Piccadilly gardens, and Piccadilly station.

## Notes

This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (3 PM).

Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.

There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
