## Space

Hillside Retreat has two good-sized bedrooms, a lounge with a dining area, a kitchen & bathroom. We have tried to create a modern home that’s comfortable, relaxed & practical. Access to the apartment by stairs, though the ocean views make up for it. LOUNGE is south facing with a door leading to a small balcony with side ocean views. It contains a sofa, 2 comfy chairs and a dining table. The KITCHEN is fully stocked with a hob; oven; large fridge-freezer; dishwasher; washing machine; microwave; kettle; toaster; cutlery; crockery; and cooking utensils.

MASTER BEDROOM is generously sized and has ocean views. It contains a double bed, bedside tables, and built-in wardrobes with plenty of hanging and storage space.

The 2nd BEDROOM has 2 single beds, a bedside table, and a clothes hanger. The single beds can be pushed together to make a large bed if required.

The BATHROOM has a bath with a waterfall shower. PARKING is available with on-street metered parking costing £7.60/per day (no parking is included).

## Access

Guests have sole use of the whole of the apartment.

## Neighborhood

Kemptown is one of Time Out magazine’s “World’s Coolest Neighbourhoods” with its “laidback vibes, spectacular seafront and incredible nightlife” they described as “a boho-enclave within a boho-enclave”. A short stroll from the apartment along St. George’s Road to St. James Street will take you past Brighton Cabaret, antique shops, bookshops, bars and pubs, delis, independent cafés and great coffee shops. Brighton Marina, with its cinema, restaurants, bars, superstore and boat tours, is a 15-minute stroll away along the seafront. If you want to head into Brighton city centre, head west along the seafront, this route will take you past the Yellowave Beach sports club (10 minutes), the famous Brighton Pier, with all it’s amusement arcade and rides (20 minutes) and inland to the fantastical Grand Royal Pavilion and Brighton Museum & Art Gallery (25 minutes).

Brighton is bustling with independent shops with a range of areas to explore, including The Lanes, where you’ll find independent clothes shops, jewellers, vintage emporiums, bookshops, cafes, restaurants and traditional pubs, all housed within the labyrinth of its ancient “twittens” (alleyways) built in the 16th and 17th Century when Brighton was known as Brighthelmstone; head to North Laine for quirkier shops, street markets and indie cafes; and if you’re after high street shopping then Churchill Square where you’ll find will scratch that itch.

When you want to take a rest you can visit one of the hundreds of cafes, restaurants, or pubs that Brighton has to offer or take a moment and chill in one of the city's green spaces or pebbly beaches and enjoy the buskers and street entertainers. Ever since royal party animal George IV fell in love with Brighton back in the 18th Century, the city has been a magnet for visitors in search of fun, frolic and fresh sea air.

## Transit

CAR. If you come by car, parking is available on most roads but is metred parking. Parking around the apartment is in the H zone (Hospital & Kemptown). There is plenty of on-street metered parking available; this costs £7.60/day. We really recommend guests download the ‘Paybyphone' app as it is a convenient way to monitor your parking remotely.

WALKING. The apartment is located next to Royal Sussex Hospital in Kemptown and within easy reach of Brighton Beach. Brighton Marina, with it’s cinema, restaurants, bars, superstore and boat tours, is a 15-minute stroll away along the seafront. If you want to head into Brighton city centre, head west along the seafront, this route will take you past the Yellowave Beach sports club (10 minutes), the famous Brighton Pier, with all it’s amusement arcades and rides (20 minutes) and inland to the fantastical Grand Royal Pavilion and Brighton Museum & Art Gallery (25 minutes). Brighton Racecourse is a short walk if you follow Whitehawk Hill Road north over the hill (10 minutes) though this is an unlit route, so it should only be done during the day.

BUS. The apartment is located next to Royal Sussex Hospital, so it has great transport links with lots of busses that stop nearby that will take you all around Brighton. Adult fares: Short hop single: £1.70. Single journey: £2.80. citySaver: £5.50 (hop on and off as much as you like in one day). Family tickets: £11 (hop on and off as much as you like in one day). BIKE. Brighton & Hove’s cycle hire scheme makes it easy and cheap to get out on two wheels, with 19 hubs along the seafront and between Brighton and Hove Railway Stations and a total fleet of 780 electric and pedal bikes. You’ll need to download the Beryl BTN Bike to hire a bike.

TAXI. There are plenty of taxis available with a journey to/from the Railway Station costing approximately £10-12.

## Notes

This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (3 PM).

Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.

There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

· The apartment is no smoking (this includes the balcony)

· Candles and other naked flames are not allowed

· On departure, clear everything from the fridge

Located in Brighton, this apartment is in the city center and by the sea. Volk’s Electric Railway and Brighton Royal Pavilion are local landmarks, and some of the area's activities can be experienced at East Brighton Golf Club and Brighton Marina. Looking to enjoy an event or a game while in town? See what's happening at Brighton Racecourse or The 1st Central County Ground Hove. Be sure not to miss outdoor adventures like cycling and hiking/biking trails.
