A luxury 2 bedroom, 2 bathroom seafront apartment, minutes from the centre of Rothesay, with sea view from all windows. Bellevue Bute is located within an original 1899 Victorian tenement, fully renovated in 2022 to restore the original Victorian features. The apartment sleeps 3 adults and 1 child (one double bedroom with full ensuite bathroom, and one single bedroom with additional fold out single bed suitable for a child). The triple aspect lounge window gives unobstructed views across Rothesay Bay, Loch Striven and the Firth of Clyde.

The apartment is light and spacious throughout and is decorated in period colours to reflect the Victorian heritage. Owned by a locally born and bred artist, the flat is decorated with original artwork throughout.

The lounge enjoys a panoramic sea view from its triple aspect window with window seat- even on a rainy day there is still plenty to watch as the ferries and other boats sail by. You may even see dolphins swimming in the bay.

The lounge has two sofas and so comfortably seats 4. There is a dining table which extends to seat 4, with additional folding chairs stored within the table itself if required.

The SMART TV should be connected to the internet upon switching on and is preloaded with popular Apps such as BBC iPlayer and Netflix. If the internet connection has been lost it can easily be reconnected via the systems menu on the TV (WiFi user name and password is on the bottom of the router, also located in the lounge). If you do not wish to use the Apps then all Freeview channels are available via the connected Freeview aerial.

The kitchen is well equipped with hob, oven, fridge (with ice box), dishwasher and washing machine (both available to use at no extra cost). There is ample plates, dishes, glasses, cutlery, pots, pans, cooking utensils for 4 people.

Tea bags, sugar, a bag of our own home roasted coffee (and cafetierre to brew it in), pasta, rice, salt, pepper and olive oil are all provided

Washing up liquid, dishwasher tablets and washing liquid capsules for the washing machine are located in the cupboard under the sink.

There is a communal drying green at the rear of the property and also a folding clothes stand stored in the hall cupboard.

There are two full bathrooms in Bellevue Bute - the main family bathroom is accessed from the main hallway, the second is en suite to the master bedroom. Both have showers, the main bathroom has a walk in shower, the en suite has a Victorian style roll top bath with attached shower.

Full safety information for the flat, including safety certificates (gas and electricity, Legionella testing) and a fire risk assessment is available for inspection in the hall console unit. All electrical items within Bellevue Bute are PAT tested. A fire extinguisher is located in the main hallway together with a fire blanket in the kitchen.

Guest access
There are communal gardens located to the rear of the tenement building which guests are welcome to use (including a drying green). Please note that the front gardens are private and are owned by the ground floor flats.

Other things to note
The flat is set up for 4 guests (maximum of 3 adults in one double bed and one single bed. The fold out single bed (camp bed)is only for a child under 12).
Pets are not permitted. Owners of service animals please note that the flat is not set up for animals. No bedding is provided, and for toileting, service animals must not use any of the communal gardens within the tenement.

Located in Rothesay, this apartment is on the waterfront. Bute Museum and Castle House Museum are cultural highlights, and some of the area's activities can be experienced at Rothesay Ferry Terminal and Rothesay Golf Club.
