Secluded Thatched Cottage Surrounded By Woodland, Crawley

Coldharbour Farmhouse is a seventeenth century thatched cottage. It is the perfect place for a holiday in the heart of rural Sussex. Nestled in a secluded spot, surrounded by woodlands and fields, there are many walks in the local area .
You will have the whole house and large garden to yourself with ample parking in the drive. It is a two minute drive from the village of Turners Hill.
Located 35 miles from central London, 10 minutes south of Gatwick.
The space
We hope that you enjoy your visit to the property. We encourage guests to rejoice in the rustic charm of Coldharbour Farmhouse and not to expect hotel style technology. However, the house is comfortably furnished with beautiful vintage finds alongside more modern pieces. We have used quality materials, fixtures and fittings in its renovation. We do have an excellent Wifi connection.

There is space for 10 guests at Coldharbour Farmhouse. Overall, there are five bedrooms (three doubles, one queen size double, and two singles), one bathroom and a separate loo, plus a shower and loo in the separate outside hut.

There is parking space for a maximum of four cars.

One of the double beds is in the outside bedroom hut, however during the colder months the outside hut bathroom will not be working due to the high risk of the pipes freezing.

There is a cot bed and a high chair available at no extra charge but we will need a weeks notice in advance of your stay in order to make sure it is available to you. There is no bedding supplied for the cot bed.

No pets allowed unless previously discussed. One dog is welcome but please let us know if you would like to bring more and we can discuss this. Dog fee is £35 per dog per stay. Please note that Coldharbour is not suitable for all dogs as the garden is not enclosed and there are deer and other wild life that frequently visit the garden and surrounding area. If your dogs like to stray or chase deer, Coldharbour is not the best place bring them. Please never leave dogs on their own in the property.

There is a BBQ at the property, however you will need to bring your own charcoal. Please leave the BBQ as you have found it, ie clean and ready for the next guests.

To help you make the most of your stay, please be aware of the following:

• Due to the nature of this listed property, there are a number of low beams and walkways with reduced head height. Guests will need to navigate these areas with caution.

• There is no wheelchair access into the property. This is due to the fact that there are three steps from the path down to the property. There are also three steps down inside the property on opening the front door. The width of the back door is narrow at 47cm.

• There is a pond on site which is fairly shallow, but small children will need to be supervised at all times.

• The attic twin bedroom is accessed via steep and narrow steps. (please see the photograph ‘stairs to attics bedroom’ on the Airbnb listing). It is best to descend the steps by holding on to the handrail and coming down backwards (i.e. facing the stairs rather than away from them) to help reduce the risks of slips, trips and falls when the stairs are in use. Small children will need to be supervised.

• When arriving at Coldharbour Farmhouse, the track is accessed by turning off from the main Paddockhurst road. If travelling in convoy please be aware that only two cars can fit into the entrance before the gate is opened.

• We have a security camera near the gate entrance at the top of the drive.

If there are any defects you discover, or any safety incidents that occur on site during your stay, please let us know without delay.


COLDHARBOUR RULES
PLEASE NOTE THE FOLLOWING:

• Parties and events are not allowed.

• Whenever you go out, please ensure windows and doors are closed and locked.

• The sewage system at the Coldharbour Farmhouse is adequate, but please do NOT flush any items not intended for toilets, such as wipes, cotton wool, sanitary napkins, plastics or paper items other than toilet paper. It cannot cope!

• No smoking indoors. If smoking outside please discard your cigarette butts in the container provided.

• You will find a complimentary bag of wood and some kindling for the living room fire. If you need more wood and kindling, both can be bought from the Turners Hill corner shop or Morrisons Petrol station, 147-149 London Rd, East Grinstead, RH19 1ET.

• The country lanes and footpaths are muddy! Please remove outdoor shoes or walking boots by the door, to avoid bringing mud into the house.

• Please report any spills, breakages or damage to property.


• BEFORE YOU LEAVE…

• Check out is before 10am. Please leave the keys locked up in the key safe.

. Please turn the heating down to 15 degrees.

• Please strip the used beds and place sheets, pillowcases ect and any used towels on the first floor landing. Unused beds can be left as they are and any clean towels can be left in a separate pile. Please ensure that mattress and pillow protectors are not removed.

• Wash and put away all dishes.

. Please clean the BBQ if you have used it.

• Please take away all half eaten and cooked food. You are welcome to leave partly-used dry goods, condiments etc.

• Make sure the fire is out.

• Turn off lights.

• Please take your rubbish up to the main bins at the top of the drive next to the entrance gate.

Other things to note
We have a three night minimum stay in general, however there is a four nights minimum stay over a bank holiday. We take bookings weekly, or Friday to Monday, Monday to Friday bookings only (except on a bank holiday).

Located in Crawley, this vacation home is in a rural area. Priest House and Hawth Theatre are cultural highlights, and some of the area's activities can be experienced at Effingham Park Golf Course and Haywards Heath Golf Club.
