Superb Family Home with Hot Tub & Gardens, Ringwood

Broombank is a gloriously secluded place in an exceptionally quiet location. It is wonderfully private, offers direct access to the New Forest and is right next to a designated off-road cycle route. There is much to love here: 2 acres of garden and fields, hot tub, splash pool for kids in summer and wonderful views. Inside, the house is upmarket, fun and well set up for groups.

The owner is a family man and the property is well catered for children. They will love the hot tub and there are plenty of toys inside and out. We love the ‘old skool' games arcade and pedal go-karts for kids. Oh, and did we mention the little splash pool for little ones?

Burley village is a prime location. The forests here are particularly lovely and there are many ancient trees. The parish feels bucolic and life here is generally slow. The roads are home to the wandering ponies, donkeys and cattle who live here. Even the golf course, being unfenced, is home to the ponies. It's only the hallowed cricket square that is pony-free!

Inside

It's set up for spoiling yourself and celebrating the good-life. The vibe here is good quality, good fun and stylish, like the velvety orange kitchen sofas, the beautiful glassware in the kitchen, the witty extras like the giant wine cork seat.

There is a large kitchen-dining room with high vaulted ceiling and big glass windows looking out across the terrace and garden and into the fields. The huge orange corner sofa in the conservatory-style space, will suit those who are listening to kitchen-chatter but wanting some timeout.

Next door there is a big sitting room with seating for 10 plus, with two huge antique Chesterfield sofas and another large sofa, so you'll fit everyone around. There's also a giant 60" Smart TV!

The house is set up with kit for children for all ages. There is a games room which is every kids dream. There is a 50'' Smart TV in the playroom, with masses of channels (see details below for channels. There's also a Playstation 4.) There is an arcade table with classic 'old skool' games inc Pac-Man, Space Invaders, Donkey Kong etc. Plus a good selection of board games, books and toys.

The adult bedrooms are all a good size and will easily fit a travel cot in each one. All have views of the gardens and forest around. The two kids bedrooms are a little smaller but fun for kids to all bodge in together and chatter.

Bathrooms are immaculate, sparkly and have bathrobes provided for you. All of our office team want to block out the diary and stay ourselves!

There is a good boot-room here with underfloor heating and all the right kit to keep you clean, dry and sorted.

To help with flexible sleeping configurations, there are two singles, or a super king sofa bed in the playroom. In the study, next door, there is a double sofa bed. Guests staying here can use the nearby downstairs shower room.

Outside

The grounds here are approx' 2 acres of fields, and around the house, approx' 1/2 acre of mature gardens.

Follow the paths to find the stone patios on the topside of the house and relax in the hot-tub. The large lawns here work well for croquet, football games, badminton, or simply for giddy somersaults and cartwheels in the paddock behind the house. Children can also enjoy long afternoons playing on the pedal go-karts, slide and splash pool.

The terrace is made for alfresco living. You can see in the pictures that there are double-doors that open from both the kitchen and sitting room to let the sunshine in. There is a table and seats here set up for 12 plus more at either end. There is a good charcoal BBQ and we provide a bag of charcoal for you.

The kit for kids outside is fantastic. The owner has small children too and he's provided a splash pool, 2 pedal go-karts, table tennis, slide, croquet, football goals, all set within 3 acres of gardens and fields.

There may be sheep or ponies grazing here in the one of other of the two fields to help keep the grass down.

Home truths

The downstairs playroom can be made up without all the games/play kit, and it makes a really lovely smart bedroom with great field views. OR have two singles here. If you use this room as a bedroom we will put the play kit in the study next door.

We ask guests to keep the noise down after 9pm please including the hot tub area. This isn't a wild party house. The area is very quiet and the neighbours value peace and tranquility. Whilst the house is set up for families, it is for those who are considerate of the community and environment here.

The two bedrooms for children are set up with a bunk and single bed in each. They are well built but the room is definitely focused for children not adults. If you need more space, use the sofa beds downstairs for more flexible sleeping arrangements.

There is an extra charge for logs and kindling to burn on the fire (October- March) but feel free to BYO!

For football games etc, please stick to the rear paddock.

As we change the hot tub water for every booking, if you arrive on a changeover day, it may take till later on your arrival day until the optimum temperature is reached... trust us though, it'll be well worth the wait!

Accessibility

There are no steps to get into the house via the back door / boot room. The games room can convert into a super king bedroom – and is next to a shower room if needed. There is a good handrail on the stairs.

Garden: The garden is just over 3 acres and wraps around the house. The terrace here is made for al-fresco living and has a charcoal BBQ. Follow the paths to find the stone patios, relax in the hot-tub and be enjoy the New Forest woodland and birdsong. The large lawns here work well for croquet, football games, badminton, or simply for giddy somersaults and cartwheels. Children can also enjoy long afternoons playing on the 2 pedal go-karts, slide and splash pool.

Pets: Dogs are very welcome here for a small charge per dog per stay, but not on the carpeted areas please. Dogs and muddy boots can be cleaned off using the outside washing station. We provide dog beds, dog shampoo bowls and treats!

Other things to note:

We want our guests to enjoy the use of the property and have a memorable time while staying with us. We have a few house rules to note, as follows;

- The property can not be used for parties or private events of any kind.
- No groups under the age of 25.
- Strictly no stag/hen dos or same-sex groups.
- Additional guests, are not permitted without prior approval.
- No music after 9pm or use of the pool after 10pm.
- We must be notified of any pets at the time of booking. Dogs are subject to a charge per dog, per stay.

This cottage is located in Ringwood. Highcliffe Castle and Eling Tide Mill are local landmarks, and some of the area's attractions include Paultons Family Theme Park - Home of Peppa Pig World and New Forest Cider. Traveling with kids?
