Summary:
A modern first floor apartment finished to a high standard and set within a private gated community in Carlyon Bay. Inside, find a spacious kitchen with plenty of mod cons, including a 5 ring gas hob, washer/dryer, dishwasher and coffee machine. This overlooks the open plan, newly furnished living and dining space with a large farmhouse table, sofas and a smart TV with Apps. There are also two free private parking spaces.

The Space:
The bedrooms are all equally as spacious and well equipped, with room to sleep 5 guests. The master bedroom has a king-size bed and a small double sofa bed, as well as a dressing table. The second bedroom has plenty of flexibility with twin beds, which can also be made up as a super king, and a single sofa bed. This bedroom also features a desk, computer monitor and supportive chair for those visiting on a working holiday. The bedrooms share a light family bathroom with a bath and overhead shower.

A real highlight of this property is its proximity to the coast. Carlyon Bay beach is only a 5 minute walk away and beautiful coastal path walks, such as a 30 minute scenic walk to the historic Charlestown Harbour, are accessible from the doorstep. The apartment also benefits from shared gardens with a communal seating area and rotary washing lines.

Guest Access:
Guests will have access to the whole flat and private gardens.

The Neighborhood:
The apartment is conveniently located just a 5-minute walk to Carlyon Bay beach, a long sand beach perfect for swimming, walking or just relaxing. In the summer months, you'll find a selection of trendy pop-ups on the beach serving local food and drinks, as well as a water sports hub if you fancy hiring a stand-up paddle board or exploring the bay by jet ski. Walking from the apartment in the other direction for around 10 minutes gets you to one of the top-rated restaurants in Cornwall, Edie's Kitchen. Golfers and those looking to relax are in for a treat with Carlyon Bay Golf Club and Hotel Spa on the doorstep.

The nearby town of Charlestown is renowned for its setting in the popular BBC drama Poldark. The historical Georgian port still retains much of its traditional character, and you'll often spot beautiful wooden tallships in the harbour. There are a number of great restaurants here and lovely spots for evening drinks by the water. This can be reached within a 30 minute walk.

The famous Eden Project is also just a 10-minute drive from the apartment, and is a must-see for new comers to Cornwall. The two large geodomes house plants that have been collected from many diverse climates and environments. It is a brilliant day out for all ages, and there are often live music nights that take place during summer.

The Lost Gardens of Heligan are another unique attraction to the area and only a 20-minute drive. Abandoned since the outbreak of WW1, the estate was re-awakened in 1990 to become Europe’s largest garden restoration project. Today Heligan’s 200 acres are a paradise for wildlife and plant lovers.

Fowey is one of the most idyllic towns in Cornwall and is just a short 15-minute drive away. It is located in an Area of Outstanding Beauty and has stunning views out over the estuary and the Cornish countryside. There is a brilliant selection of boutique shops, cafes, restaurants and pubs within the town. There is also a famous regatta that takes place in summer, which is a brilliant day out for the whole family. The fishing town of Mevagissey is also a short drive away, and has a great selection of pubs, cafes and restaurants.

You're in the perfect spot to explore more of South Cornwall's gorgeous beaches, many of which are quiet even during the summer months. Nearby are Porthpean and Polkerris, or head a little further to Pentewan Sands, Gorran Haven, Caerhaeys and Vault Beach. Hikers will love exploring this remote part of Cornwall, and there are ample coastal paths spanning all the way from Carlyon Bay down to Lands End.

Getting Around:
The apartment has 2 private parking spaces within the gated grounds for those who wish to drive. You're also conveniently located close to St Austell train station, which has regular trains running direct to and from Exeter, Bristol and London Paddington. A 20-minute bus journey will then take you from the station to a bus stop just outside the apartment.

Other Things to Note:
The apartment is all one one level and situated on the upper floor of a two storey property. Please be aware that due to our lease restrictions, commercial vehicles are not permitted in the car park. There is on street parking close by.
