A utility/cloak room with a "butlers" sink and a toilet, ample room for drying coats and boots. The sitting room has a comfortable sofa and chairs around an attractive stone fireplace with woodburning stove and a feature recessed bread oven. Beside the stone hearth there are shelves offering a good supply of books, jigsaws, games, DVD's and videos. There is Sky Freeview TV, DVD, radio and CD player.
