Wake up to a symphony of wildlife and sweeping views over Lower Mill Estate's largest and most impressive lake, Somerford Lagoon. The lake is a haven for an abundance of migrating bird life in the cooler months and an aquatic playground conveniently at your back door in the warmer months. Dawn Chorus is perfectly positioned for the ultimate lake sunrise and ideal family getaway through all seasons in the Cotswolds. The property is a timber-clad, contemporary home, tucked away down a path with its own private lake access.

Designed throughout in a white and timber style with eclectic pops of colour, this property has a functional layout, bringing people together at the forefront of its design. The sleeping space is upstairs while the living and entertaining area is downstairs with a practical kitchen and enormous lounge. The living area opens to an enclosed outdoor private deck with ample space to entertain, let the kids play, or simply unwind.

Beyond the deck is a beautiful green space where the reeds sway and the ducks gather. You will find your own private lake access through a break the reeds which is accessible when Somerford Lagoon is open to guests between 1st March and 30th September.

Ground Floor
An unpretentious entrance brings you into the reception hall of Dawn Chorus. In the storage cupboard you will find an array of board games and practical items to help you feel at home during your holiday. Conveniently there is also a cloakroom off the hall. From this reception hall you are invited either through to the kitchen, up the stairs to the bedrooms, or towards the end of the hall and into the expansive open plan living area which truly is the heart of this holiday home. Timber floors feature all across the ground floor, while glass windows and doors line the living area where building and nature come together.

The open plan kitchen, lounge and dining area allow plenty of room to gather, yet is also spacious enough to be used as separate cosier break out areas to cater for each and every person staying.

In the lounge there is large wood burner, soft rug and TV to cosy up by in the cooler months.

Sliding doors lead out onto a large, fully glass-enclosed private timber deck with two dining tables and views out to the garden and Somerford Lagoon beyond - this is a rare and desirable feature for a property with direct lake access as provides peace of mind for those staying with young children.

Inside, the spacious dining area features a dining table for 10 that unites the lounge and kitchen. With a practical and modern layout, the kitchen island forms a wonderful communal place to gather and cook with family and friends after a day adventuring in nature. Equipped with a front loading washing machine, integrated fridge freezer and NEFF appliances such as an oven, gas cooktop and dishwasher, this kitchen was designed with family and entertaining in mind.

First Floor
Carpeted stairs lead to the first floor landing where the 4 bedrooms and remaining 2 bathrooms are found.

Immediately left at the top of the stairs is an impressively sized master bedroom with en-suite shower room, built in robes and direct access onto a private balcony with stunning views across Somerford Lagoon. Watch the TV, delight in the sunrise from bed, or perhaps take a moment with your cuppa on the private balcony each morning as the birds dip and skim across the lake. Waking up here is the stuff holidays are made of.

A smaller twin bedroom also with built in robes and its own private balcony with beautiful lake views is across the landing.

There is a further larger twin bedroom with built in robes that captures the afternoon sun and separate family shower room.

Finally a good sized double bedroom with built in robes and an en-suite bathroom featuring a shower over the bath completes the first floor.

This vacation home is located in Cirencester. Thames Path and Cirencester Golf Club are worth checking out if an activity is on the agenda, while those wishing to experience the area's natural beauty can explore Cotswolds and Neigh Bridge Country Park. Lakeside Ski & Wake and Combat Splat are also worth visiting.
