This studio is designed with a cosy living room where you can relax after a long day exploring the city, which includes a double bed and multiple storage spaces.

The adjoining kitchen is fully equipped with essential cookware and cutleries that you will need to whip up a delicious meal.

The bathroom has all the amenities you will need to freshen up. Fresh towels and free toiletries will also be supplied for your convenience.

The flat is always professionally cleaned and sanitized for your health and safety.

## Neighborhood

Newington is a neighbourhood of southern Edinburgh, Scotland. Developed from the early 19th century, it is an affluent, predominantly residential area.

Newington is about a 10 to 15 minutes walk from Edinburgh City Centre on the Southside of the city. To the North East of Newington is St Leonards and the windswept expanse of Holyrood Park. The leafy residential area of the Grange is to Newington's west, with Liberton and Gilmerton are to the South.

The two main roads - Dalkeith Road and South Clerk Street/Minto Street can get busy - being main throughfares for traffic out of the city. But the area's proximity to the city centre means that it has many commercial, cafes, restaurants, and accommodation situated along the route.

There are also many students in the area, with the main Edinburgh University campuses at George Square and the King's Buildings being nearby.

## Transit

The apartment is easily accessible by public transport or by car.

Regular buses on Newington Road.

Please note that late check-in after 22:00 has a surcharge of GBP 30 and after midnight is GBP 50. All requests for late arrival are subject to confirmation by the property.

Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe :)

There is a zero-tolerance policy for smoking on the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a GBP 300 smoking fee at a minimum.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

Located in Edinburgh, this apartment is in the city center. Edinburgh Castle and Royal Mile are notable landmarks and Edinburgh Zoo is a popular area attraction.
