Welcome to my home!

A traditional Edinburgh tenement dating back to 1904, the apartment is comprised of 2-bedrooms, a spacious living and dining area, a newly refurbished kitchen and one bathroom with a waterfall shower. As with most old buildings, the property is stair access only and is located on the third floor.

Although recently refurbished with some modern elements such as the double glazed windows and the modern kitchen and bathrooms, classic Edwardian features can still be spotted all over the interior - from the Edinburgh Press Shelving unit in the living room to the ornate cornices & original wooden flooring and window panelling.

You'll find the living room furnished with a comfortable sofa (which can be converted into a double bed for an extra two guests), a four-person dining table and a flat-screen TV. You can't miss the gorgeous deer centrepiece (made out of wood and completely artificial).

The kitchen comes fully equipped with all the essential mod-cons and utensils, having undergone a recent refurbishment with a high-quality finish.

Both bedrooms have double beds, and one is equipped with a desk and office chair – perfect for remote workers!

Fresh towels, bedsheets/linens and toiletries are provided at no extra cost.

## Neighborhood

Located in a lovey green and historic area, the apartment is very close to the city centre. Within walking distance are a variety of local pubs, cafes, and shops. If you enjoy walks, take a stroll along the lovely waters of leith, where you can bask in the picturesque city trail. For rugby fans, the apartment is only a few minutes away from the BT Murrayfield Stadium.

10 minute bus ride to town or 20 minute walk. Very close to tram route, for easy transport to and from airport
If you're planing to drive to Edinburgh, there is plenty of free parking on the street.

## Notes

Please note that late check-in after 22:00 has a surcharge of GBP 30 and after midnight is GBP 50. All requests for late arrival are subject to confirmation by the property.

Also, we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :)

There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

Located in Edinburgh, this apartment is in the city center. Edinburgh Castle and Royal Mile are notable landmarks and Edinburgh Zoo is a popular area attraction. Camera Obscura and World of Illusions and Royal Botanic Garden are also worth visiting. Spend some time exploring the area's activities, including outlet shopping.
