Light and Airy 1 bed Flat With Large Basement Kitchen and Private Outside Area, Leeds

This beautiful one bedroom flat has its original Victorian stone steps leading to the basement kitchen, which heads out into a private sunken outdoor space fully decked with beautiful wrought iron fencing up the stone steps where in summer we hang trailing plants.
The lounge is well lite and the blinds filter the sunshine into the pleasant cosy space. There is NO TV, but WiFi is available.

All the floors are laminate flooring or tiles through out.
The bathroom is on-suit to the double bedroom.

The front garden is owned by the tenant upstairs but he is happy for you to sit in this space. He is not the best of gardeners and we can not do anything about his lack of love for his garden at the front so please do not expect great things when you see his garden, YOU have your own private area at the back of the house which is decked and we put some pots in the back for you. .
Those that come in Spring please note that the plants will not be out, as everything is in tubs. Winter in the UK often is wet and cold, so the outdoor decking can be slippy when wet, so please be aware of this. WE start to fill the outdoor space in spring ready for the warmth of spring and summer.
There is a shared entrance to both flats followed by a private door into your own flat. Again Steve isnt so good at keeping his bit well swept and polished so remember this is a shared area, and we dont have the same control over this that we do of the flat. Loads of on-street parking and you are very close to local amenities such as ALDI 6 minutes walk away and the corner shop 3 mins away.
There are two main bus stops again about 6 minutes away. Its a friendly family area is a quiet area.
Please make sure you look at the map and check your distance to our accommodation Occasionally we get the odd comment saying we are a long way form the centre. We are 3 miles and 15 mins by car when not travelling in the peak hours. The bus, No 72 takes you to the town hall, and is 15-20mins with a small walk of 5 mins from the house to the bus stop.
OUR basement kitchen is a converted Victorian basement, as such it has been "tanked out". This means that the walls have sealed membrane so please do not put anything into the walls as it must not be pierced. If it is it will no longer be sealed and our warranty will be void. It also has a pebble sump under the washing machine, which allows any collecting moisture to run from the walls into the sump and drain away. YOU will find that the kitchen has a cooler temperature than the rest of the house which is great in the summer YOu will notice a slgihtly different smell in the kitchen also due to the temperature change, this is normal. In the winter it is remarkably warm, and we also have an excellent central heating system. Its lovely to open the kitchen door and window and allow a pleasant breeze to circulate around the the house, especially as the front of the house is so warm, being in full sunshine most of the day. OUR windows have trickle vents, so if you go out and want to keep the windows open please, for security reasons, put the windows on the trickle vents.
The bed is a double bed with a kingsized dovet, and the memory foam mattress can be lifted up to use this storage area. Though the bedroom is not huge, it still comfortably holds a wardrobe, a side table and a chest of draws. We also have some wooden shelves other items such as the hairdryer and scales are kept. The bathroom is on-suite shower and toilet with basin. The flat is idea for one or two guests and we regularly have people staying for a few months at a time. Access to the kitchen is down some original stone steps. These a Victorian stone and will be cold when you stand on them. As the kitchen is a basement kitchen the air temperature is much cooler than the ground floor, so expect a temperature change. This also is the access to the outside space and often our guests have barbecues and drinks out here. We dont provide a barbecue, but Aldi for the disposable trays on offer in the summer, which are idea for a small barbecue. This apartment is located in Leeds. Kirkstall Abbey and Leeds Industrial Museum at Armley Mills are local landmarks, and some of the area's attractions include Hollywood Bowl and York Gate Garden. Hollywood Bowl and National Science and Media Museum are also worth visiting. Practice your golf swing on a nearby course, or enjoy other activities in the great outdoors, such as rock climbing in the area.
