Welcome to my home!

Colorful and tastefully decorated with modern furnishings, the living room features two plush sofas where you can sit back and relax while you watch TV. If you fancy dining in, there’s a dining area where you can grab your meals together with loved ones!

The kitchen is fully equipped with basic cookware and cutleries such as a microwave, a toaster, and an oven. So, feel free and cook up a storm!

Both bedrooms (one is en-suite) come with a comfy double bed, a wardrobe with ample storage space, and complimentary hotel-quality linens all at your disposal.

The bathrooms have all the essentials you’ll need to freshen up including a toilet, a sink, and a shower. We’ll also provide fresh towels and free toiletries to ensure you’ll have a pleasant stay.

If the weather’s sunny, take fresh air on the balcony which offers a beautiful view of the garden and the acropolis.

## Neighborhood

Located on Pillans Place, the bustling areas of Leith is just within walking distance from the flat. The flat is also positioned in a beautifully landscaped city centre development around 5-30 mins stroll to the beautiful Leith Links, the top of Leith Walk and The Playhouse Theatre.

Along the Leith Walk, you’ll find numerous shops and even thrift shops selling various goods, and many restaurants, pubs and trendy cafes offering delicious cuisines and treats. Head down to the Shore where you’ll find waterfront seafood bistros and traditional pubs that fills the area.

If you wish to see the historical sites, there are many several spots near Leith like The Royal Yacht Britannia, the Queen’s former floating residence, is only a short walk away, with the popular Ocean Terminal mall located near it. The renowned Edinburgh Castle and Arthur's Seat are also within driving distance from my home!

Edinburgh Airport is 30 mins drive from the flat.

## Transit

As the flat is located near the commercial districts, within just a short walk, you’ll find yourself surrounded by public transportation options.

In Edinburgh, the main bus operating company is Lothian Buses. They offer a great free app that provides route maps, fare information and live bus times. If exploring Edinburgh is your goal, this is a must-have tool!

Our home is also located near to multiple bus stops where you can hop on and reach other areas of the city! The nearest bus stop is on Salamander Place.

Otherwise, taxis are always available and everywhere so close, prices are often quite affordable.

## Notes

-IMPORTANT: There are currently some construction works going on next door. Noise level is minimal, however please note we are unable to offer any compensation due to it if you proceed to book the home.

Please note we do charge a £30 late check-in fee between 10 PM and 12 AM and £50 between 12 AM and 7 AM.

If you require additional cleans/ linens during your stay for a fee, please contact us.

Also, note that we charge £50 for each set of lost keys (security keys may cost more), £150 will be charged if the parking fob is lost. For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :) There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 smoking fee, at minimum.Please also note we do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

This apartment is located in Leith, a neighborhood in Edinburgh, and is in the mountains. Edinburgh Castle and Royal Mile are notable landmarks and Edinburgh Zoo is a popular area attraction.
