With a huge open plan lounge, dining, kitchen room overlooking the Water of Leith on three sides of the room with two shower rooms and three bedrooms this apartment is a great base for your trip to Edinburgh.

There is a King/Twin room, a good sized Double and a smaller sized Double room - both double rooms have a standard sized double bed in so can sleep up to 6 guests. The smallest 3rd bedroom is cosy and would be very comfortable for 1 guest but can sleep 2.

A very unique property in which to enjoy your trip to the festival with an eclectic collection of taxidermy and antique furniture this apartment is situated under the iconic spire and the landmark clock on the shore, the rear of which is visible from inside the lounge - don't worry though the clock is silent, not chiming or ticking!

Being situated on the 3rd floor means this flat isn't suited to people who have mobility issues but if you don't mind three flights of stairs then the views are well worth it when you get up there, I promise! There is a TV but I don't know that anyone ever watches it, people tend to sit and watch the world go by.

The apartment has been newly refurbished with USB plugs everywhere, sonos music system, instant boiling water tap, wine cooler and all new bathrooms and kitchen. One bathroom has a small french sitting bath in it and both have separate shower cubicles.

Situated in the heart of historic Leith the apartment has a wealth of restaurants, bars, shops and entertainment right on it's doorstep.

Ocean Terminal shopping centre is a short walk along with the Royal Yacht Britannia berthed there.

Malmaison is along the Shore, some of the best restaurants in town are within a stones throw, and the best of Leith's bars within stumbling distance.

There is a taxi rank right outside the flat and it's around £10 to get into the heart of Edinburgh, busses run every few minutes from outside the flat and on a nice day it's a good walk into Edinburgh.

The Water of Leith offers a beautiful walk from Leith up into the Canonmills area of Edinburgh and Leith Links park is nearby.

As this is my home and my neighbours are my friends I don’t permit parties but do encourage you to make yourselves at home, get your drinks chilled and sit in the sunny windows to enjoy the views!

Located on the waterfront, this apartment is in Leith, a neighborhood in Edinburgh. Edinburgh Castle and Royal Mile are notable landmarks, and travelers looking to shop may want to visit Princes Street. Royal Botanic Garden and Camera Obscura and World of Illusions are also worth visiting.
