LIVING ROOM & STUDY
Located on the upper ground floor, the living room is elegant in style, adorned with stylish interiors. The room is furnished with a large comfortable sofa, 2 armchairs, a coffee table and a flat-screen TV. The adjacent study is bright & airy and is furnished with a working desk area.

KITCHEN & DINING
Located on the lower ground floor, the kitchen is modern & fully-equipped. Amenities include a cafetiere, a fridge/freezer, a microwave, a kettle, a toaster, a dishwasher, an oven and gas hobs. The kitchen is also fitted with an island and 2 bar stools. The adjacent dining area is rustic in style and can seat up to 4 guests.

BEDROOMS & BATHROOM
Located on the first floor, the first bedroom is furnished with a king-size bed while the second bedroom is furnished with a double bed. The bathroom is located on the upper ground floor and is fitted with a bathtub, an over-bath shower, a toilet and a sink. Bathroom essentials are provided including towels and toiletries.

GARDEN
Accessible via the kitchen on the lower ground floor, the private garden is equipped with outdoor furniture, perfect for alfresco dining.

Hackney Central Station is a 5-minute walk away, servicing the London Overground. The nearest bus stop is The City Academy (Stop O), just around the corner from the house. If you’re traveling by car, the A102 Homerton High Street is just down the road and there is a free parking space available onsite.

House Rules:
We want you to have a fantastic stay, so encourage you to see the space as a home away from home - treating it as though it is yours! There are, of course, a few things we politely ask guests to note before their arrival and throughout their stay:
- Strictly no smoking, no parties, no pets
- No candles
- Dispose of rubbish appropriately
- Keep the property clean and tidy
- Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected
- Quiet hours are between 10:00 PM and 9:00 AM. Please keep the noise down and respect other neighbours in the building
- Please remember to close all windows and doors when leaving the space
- Careful attention to the keys is extremely important. Guests are responsible for any additional costs resulting from misplaced keys or locksmith call-outs.
- To ensure the safety of our current and future guests, we ask all guests to complete our online check-in form and to provide a valid form of identification.
- Ensure the heating is maintained at an appropriate temperature throughout the stay. If the heating is excessive, i.e. over £100 per month, you will be expected to cover this cost.

Late Check-in Fees

9 PM to 12 AM: £20
After 12 AM: £40
In addition, a £20 fee will be due if you arrive 2 hours after the agreed check-in time.

***Check-out is fixed at 10am due to our housekeepers needing access after this time but if you would like to leave your packed luggage in the property before your next transit, we will do our best to accommodate this (subject to availability.) This is a really popular property so we often have guests checking in on the same day as you depart but we may be able to accommodate a late checkout. Please check with us so that we can confirm this with you in advance. A late checkout until 3pm is charged at a rate of £35. Anytime after that you will be required to purchase an extra nights stay.
