## Space

My home has three double bedrooms. The master bedroom is large and spacious with an extremely comfortable double bed. It also has a large wardrobe ideal for long and short stays. The second bedroom is smaller but very cosy and has a desk and drawers. There is also another bedroom with a double mezzanine bed with a wardrobe and a cool reclining armchair and footstool.

The living room is bright and airy with original features and stunning high ceilings. There is a very comfy sofa, sofa bed and a TV with Virgin set top. There is also a bluetooth speakers for music lovers.

Our kitchen is fully equipped with everything you could wish for including a hob, oven, fridge, toaster, utensils and washing machine (but no dishwasher). There is also a dining table for you to sit round and enjoy meals.

The kitchen also has direct access to the large rear garden which is a shared with the other flats in the building but rarely used by other tenants so feel free to relax outside.

There are two bathroom's. One bathroom has a shower and a sink and the other has a bath/shower and a toilet.

As a cyclist myself, there is space to lock your bike outside the front door (inside the building) and in the front garden.

We don't have any equipment for babies and toddlers (eg high chair etc) but you can hire them.

## Access

Guest have full access to the property. This is our home which we have lavished love and care on. Please enjoy it but treat it with care and love.

For example we have a no shoes policy in our house which we would be grateful if you would follow.

## Neighborhood

The flat is ideally located in the vibrant borough of Marchmont, just off the large green spaces of the Meadows and Bruntsfield Links - home to the oldest golf course in the world which is now a free pitch and putt course.

The famous Victor Hugo cafe is a short walk away at the end of the street which serves great coffee, food and drinks.

It is only a short walk to a fabulous shopping area, especially for the people who love food - everything from upscale supermarkets to specialist grocers and countless independent boutiques. Plus there's an endless choice of cafes, bars, and eateries all within a short walking distance.

In addition there are two corner shops within 5 minutes walk of the flat for newspapers and basic groceries.

## Transit

Edinburgh's main Waverley Station is half an hour away on foot or 25 mins by bus. Alternatively Haymarket station is only 15 mins. Edinburgh Airport is half an hour away by car, £20 in a taxi.

The National Gallery of Scotland, Edinburgh Castle and the National Museum of Scotland are all within 30 mins on foot.

## Notes

Parking is free at weekends and between 5.30pm and 8.30 am in the pay and display parking bays. Don't park in the resident permit bays. During the restricted times you can pay for parking for up to 6 hours a day in the pay and display bays.
