Our beautiful period flat is on historic Calton Hill, in the Centre of Edinburgh.

A lovely location with a magical private garden. Waverley station, tram, shops, theatre, restaurants all within a 5 min walk. If you're flying into Edinburgh just get the airport link bus or tram into the town centre. The bus and tram stops are a few minutes walk from the house.

The space
A lovely sunny flat with a spacious lounge opening into a private garden with beautiful seating area. Cute and cozy double bedroom, fully equipped dining kitchen and newly refurbished bathroom. The living room has a traditional fireplace but this is not a working fire, due to the chimney not being open. Don't worry, you won't be cold, even during an Edinburgh winter, because the big cast iron radiators for the central heating system are very effective! The kitchen is fully equipped, including microwave, dishwasher, washing machine and large, funky retro fridge freezer.

Lots of restaurants, theatres etc are on your doorstep but if you fancy a night in there's a TV (32 inch) with all the Freeview channels. Internet access via Sky.

- Strictly no smoking, no parties, no pets
- Dispose of rubbish appropriately
- Keep the property clean and tidy
- Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected
- Quiet hours are between 10:00 PM and 9:00 AM. Please keep the noise down and respect other neighbours in the building
- Please remember to close all windows and doors when leaving the space
- Careful attention to the keys is extremely important. Guests are responsible for any additional costs resulting from misplaced keys or locksmith call-outs.
To ensure the safety of our current and future guests, we ask all guests to complete our online check-in form and to provide a valid form of identification.

Guest access
The flat is on the ground floor of a traditional Grade 2 listed building. It's in a great elevated position, so there are two flights of steps up to the front door. The property is very secure, with a telephone entry system at the front door.

Overnight car parking is available at the nearby NCP St. James Centre, 2A Elder Street, Edinburgh. EH1 3JP which is just a few minutes walk from our flat. For more information please refer to (URL HIDDEN)

Guests will have access to the entire flat.

We provide high quality bed linen and towels, plus the basic toiletries.

There's a hairdryer, iron and ironing board etc.
