NEW TO THE MARKET FOR 2023, this charming holiday cottage with large garden has been renovated and furnished to a high standard and is located in one of the best positions in Southwold, making it ideal for a seaside holiday or short break with family and friends.

You’re welcomed into the hall with the living room to your left, stairs ahead of you and the kitchen at the back of the house with the bathroom beyond.

LIVING ROOM
French doors to the sunny south facing deck is wonderful indoor/outdoor living and allows the sun to flood this stylish room. Two sofas give plenty of room to relax and watch the wall mounted TV.

KITCHEN
This lovely large modern kitchen at the back overlooks the garden and has units wrapping around one corner housing an eye level electric oven, ceramic four ring hob with extractor, a full sized dishwasher, a washer dryer and a free standing fridge/freezer (three shelves and a vegetable drawer in the fridge and four drawers in the freezer), a toaster, microwave and kettle. You can enjoy meals at the table with four chairs sitting in the corner.

WC
Off the kitchen and simply with a WC and wash basin.

REAR HALL
With door to the garden.

BATHROOM
The bath has a hand-held shower over it and a shower screen. There’s also a wash basin, heated towel rail (towels are provided) and a window giving natural light.

FIRST FLOOR
Carpeted stairs take you to the small first floor landing where the two bedrooms and snug/dressing room are, all also carpeted.

MAIN BEDROOM
Sun streams into this big bedroom through the east facing window. The king size bed takes pride of place between bedside shelves and there’s ample space to unpack and settle in with two chests of drawers, a wardrobe and dressing table with a stool.

TWIN ROOM
Another lovely light bedroom sitting at the back of the house with twin beds and a little chest of drawers between them. There’s also a wardrobe with both hanging and shelf space.

DRESSING ROOM/SNUG
Additional extra space, currently with a couple of drawers for extra storage.

OUTSIDE
Little Hotsie on Hotson Road is in a great position just a short walk to the seafront and the heart of town so, with unrestricted parking on the road, why not leave your vehicle and explore on foot. The house sits back from the road with a south facing deck at the front with casual furniture so you can enjoy the sun all day, and a massive fully enclosed garden at the back which has a large-paved area with outdoor dining furniture and a lawn where ‘little guests’ run around and play. Southwold tennis club, welcoming visitors as well as members, is two doors away with three all-weather floodlit courts and a clubhouse with changing rooms. Keen cyclists can also hire bikes from Southwold Cycles.

This vacation home is located in Southwold. Southwold Museum and Halesworth Airfield Museum are cultural highlights, and some of the area's landmarks include St Edmund's Church and St Peter's Church, Wenhaston. Pier and Henstead Exotic Gardens are also worth visiting.
