This spacious cottage in the heart of Leiston is well-designed to provide everything you could need for a holiday, business trip or short break within easy reach of the seaside.

You're welcomed into the living room which leads through the dining room, followed by the kitchen which is equipped for you to cater at home (there are plenty of take-aways nearby if not!) with a couple of bar chairs if you want to perch here instead of using the dining room. GROUND FLOOR
You're welcomed directly into the living room followed by the dining room, the kitchen, a rear hall with door to the garden and space to hang coats and leave shoes, and the bathroom at the back. There's a door in the dining room which opens onto the stairs. Both the dining and living rooms are carpeted.

LIVING ROOM
You're welcomed directly into the living room, furnished with a sofa, chair, footstool and the TV on a cabinet.

DINING ROOM
Simply furnished with a table, four chairs, a side table and bookcase with some books and a couple of games for you to enjoy.

KITCHEN
Units run down one side of the kitchen housing an electric oven, four ring gas hob, a washing machine and a fridge with an ice compartment. There's also a toaster and kettle. On the other side is a breakfast bar with a couple of bar chairs so you can perch and chat to the chef in the family.

BATHROOM
There's a door from the kitchen to the rear hall then the bathroom which has a hand shower attachment over the bath and a shower screen plus a wash basin with vanity unit, WC and natural light. Towels will be provided for all guests.

FIRST FLOOR
The stairs are typically steep for a Victorian cottage, with a turn in them, but do have a handrail on the left. There are a couple of steps on the landing with the single room to the left and other two rooms to the right, all carpeted.

MAIN BEDROOM
A big room with ample room for you to unpack and settle in with a couple of wardrobes and a chest of drawers, as well as a chair. The bed here is 4ft 6inch (standard UK double) with bedside tables either side.

MIDDLE BEDROOM
This has a smaller double or generous single - more suited to one guest (hence occupancy for four only in the house) and there's a wardrobe and chest of drawers for your belongings.

SINGLE ROOM
Sitting at the back of the house, this quaint room has a single bed with a little chest and some shelves for your things.

OUTSIDE
You should find parking on Central Road. There's a path down the side of the adjacent house which leads to the garden round the back so you could wheel bicycles down there to store more safely in the garden if you with. The garden is a combination of lawn and a paved area with a bistro style table and a bench where you can sit in the sun.

This vacation home is located in Leiston. Leiston Abbey and Moot Hall are local landmarks, and some of the area's activities can be experienced at Thorpeness Golf Club and Aldeburgh Golf Club. RSPB Minsmere and Pier are also worth visiting.
