Delightful apartment fitted to high standard - 3 miles from Melton Mowbray, Melton Mowbray

Leicestershire. Sleeps up to 2

Comfortable and spacious ground floor apartment with south-facing rear garden terrace. Newly refurbished to a high standard; this accommodation is located close to the centre of the quiet rural village of Asfordby - 3 miles from the famous market town of Melton Mowbray and 13 miles from Rutland Water. Hidden away down a private drive, Ferndale House provides a unique and relaxing getaway, whether you are staying for one night or planning a longer break.

Stepping through the front door, you walk into a spacious, light and airy, modern kitchen where welcome tea, coffee, milk and sugar will greet you. Featuring a large kitchen-island in the centre, serving as both a food prep area and 2 seat breakfast-bar. Guests can sit and enjoy their meals looking out onto the south-facing rear garden, through large aspect sliding patio doors which open onto the terrace. It has a fridge, separate 3-drawer freezer, microwave, electric fan oven, 4 burner gas hob with overhead extractor fan, toaster, kettle, ample cupboard space and cooking equipment. Standing at the sink area, you look out through another large window onto a front north-facing lawn with a large pear tree.

The garden-terrace is equipped with a garden table and 2 comfortable chairs if you want to sit out in the warmer weather and enjoy the sun.

Along a short corridor, the bathroom features a wide walk-in rainfall shower as well as wash basin, toilet and heated towel rail. There is a bathroom cabinet and mirrors. Towels, soap and toilet roll are provided.

The spacious bed-sitting room is 185 sq ft. The focal point is a working fireplace, which can be used by guests to create a relaxing and cosy ambiance; and of course, to give the room some additional heat. Complimentary coal, kindling and logs are provided for the first fire after which there is a charge for additional materials. A very comfortable double bed looks out through a large bay window into the south-facing garden. There is a cushioned window-bay bench, if you want to stretch out and read a book. In addition, there are 2 lounge chairs and a coffee table. A 43” Smart TV is mounted to a wall, and can be pulled out and extended via a TV bracket and turned in multiple directions, whether facing the bed or lounge chairs. Free Wi Fi connection and gas-fired central heating throughout. There is a selection of interesting books on the shelves.

The apartment is attached to the side of a large Edwardian House, where your hosts Caroline and Mark live. It has its own front door which is accessed via a separate pathway, away from the main house. Ferndale House has an interesting history. The central section of the main house was built from traditional ironstone; as a farm cottage in the early 18th century. The property was extended front and rear in 1910 and an annexe was built in 1982. Up until 2015, generations of the same prominent local business family had lived here for more than a century. Interestingly, the Cowman family counted T.E. Lawrence (Lawrence of Arabia) as a close family friend, who stayed at Ferndale House as their guest on numerous occasions.

Asfordby is in the Wreake Valley of north-east Leicestershire and is surrounded by rolling, open countryside. From the front door of the apartment, guests can enjoy many delightful walks, whether up on the hills offering superb panoramic views or walking around Frisby Lakes or the Priory Water Nature Reserve.
The apartment is 3 minutes walk from a Co-op convenience store, fish & chip shop, 2 Pub(s), cafe, boots pharmacy, Chinese takeaway and award winning Indian restaurant. It is only 5 miles from the A46 dual carriageway with its easy access to the M1 (junction 21a) as well as Leicester, Nottingham, Loughborough and Lincoln.

Located in Melton Mowbray, this apartment is in a rural area. Stapleford Park Golf Course and Rushcliffe Golf Club are worth checking out if an activity is on the agenda, while those wishing to experience the area's natural beauty can explore Melton Park and Burrough Hill Country Park. Twinlakes Park and Nottingham Raceway Karting are also worth visiting.
