Summary:
The Carriage House is a stunning converted barn in the beautiful North Yorkshire village of Bilbrough. Two separate apartments and two studios with a total of six bathrooms and eight bedrooms. Sitting rooms all have sofa beds or foldaway Jay-Be beds. There are plenty of walks in open countryside to be enjoyed. Only 6 miles into York and 10 mins by car from the Designer Outlet village. Five minutes from The Norman’s wedding venue, ten minutes from Woolas Barn and Hornington Manor wedding venues.

The Space:
200 year old barn - originally a Carriage House, set in beautiful open countryside yet only two minutes from the A64 and five miles from York. Ideally located for York Races and a five minute drive from The Norman’s wedding venue. A ten minute drive from Woolas Barn wedding venue in Appleton Roebuck. Twelve minutes from Priory Cottages (Wighill) and the same from Hornington Manor (Bolton Percy).

Please note that The Carriage House is over 200 years old. It is not a modern building! We have retained as many original features as possible. Sound can travel between the apartments; we clearly state this and ask for 'quiet hours' in our house rules. If you are looking for accommodation that is a sound-proof box then this might not be for you. You might hear footsteps from above and/or below and possibly the sound of a tv. That said, the only noise you will hear externally is the sound of owls and foxes and possibly a tractor. There are no rowdy pub/club goers, very (very!) little traffic and no sirens or music.


The Carriage House is made up of two separate apartments and two self-contained studios - all within the same building. Apartment One is on the ground floor, Apartment Two is on the first floor and Studios 3A and 3B are on the second floor. There is one door to the building and then separate doors into each apartment/studio. There is one communal stairway. There are seven bedrooms in total, three in Apartment One, two in Apartment Two, one in Studio 3A and one in Studio 3B. One of the bedrooms in Apartment One is a bunk bed room, more suitable for children, but every apartment has a double sofa bed or a pair of trundle beds. For getting together, guests booking The Carriage House have use of our Hygge Room which is the one in the photos with the donkey picture! This room can seat 14/18 people and is a few paces from the main door to The Carriage House. The use of this is included in the price you pay when you book The Carriage House but not if you book individual apartments. We also have some gardens which are about 50m from The Carriage House and are fully enclosed. These are also free to use. Seating. bbqs and gazebos can be provided on request.

Apartment Two - recently renovated - two bedrooms (one with a king sized bed and one with twin beds). Two bathrooms. Trundle bed in the sitting room (two singles).

Apartment One - recently renovated - three bedrooms. Twin bedroom with room off with bunk beds. Double bedroom. Two bathrooms. Sofa bed in the sitting room.

Studio 3A - recently renovated - studio design with king sized bed in the sleeping area and a pull out sofa bed. Full kitchen and modern shower room (please note, maximum height in the shower is 6'2").

Studio 3B - recently renovated - studio design with double bed in the sleeping area and a clic-clac sofa bed in the seating area (would sleep two children easily, two adults at a push). Full, separate kitchen and spacious bathroom.

The apartments can be booked individually but please note that The Hygge Room is only included if both the apartments and both the studios are booked on this listing.

Guest Access:
Via lock box - self check in.

The Neighborhood:
Good, friendly pub in the village - The Three Hares - plus The Sun Inn at Colton, a ten minute drive away and The Nag's Head in Askham Bryan ( six minute drive). Village park (enclosed) with play equipment. Lots of good walks from the doorstep; there are four public footpaths in the village and a public bridle path. We can provide secure storage for bicycles.

For late arrivals, we are three minutes by car from a petrol station with all essentials, plus a McDonald’s and Starbucks.

Getting Around:
There are three/four parking spaces on a gravelled area on the road beside The Carriage House. It is very quiet village lane. There is one village bus into York but the Coastliner operates every half an hour to either Leeds or York and the stop for this is only a 10 minute walk.

The best way to see York is to use the Park and Ride Service at Askham Bar (a six minute drive from The Carriage House).

York train station is six miles (fifteen to twenty minutes by car) from The Carriage House. We have negotiated special rates with a local firm - please see the photo with the price list.

Pets welcome ON REQUEST only as extra cleaning must be booked in advance. £20 charge.

All linen is provided - a bath towel and a hand towel per guest plus bath/shower mats.

We provide tea, coffee, sugar, milk, bread, butter, jam, eggs, cereals, cooking oil, tin foil, salt and pepper. If you would like anything else providing, please ask and we will do our best to help.

All major supermarkets deliver to Bilbrough.

We also have a selection of provisions in the apartments for you to purchase such as wine, beer, soft drinks and crisps. These operate on an honesty system and we ask that you leave the money for any items you take in the box provided.

Interaction with Guests:
We live in a nearby property so are available to guests if needed. Available by telephone or text message until 10pm.

Located in York, this vacation home is in a rural area.
