The picturesque seaside town of Southwold is a 30 minute walk away, (just 1.7 miles) with its sandy beach, colourful beach huts, iconic pier and vibrant High Street full of independent shops and eateries.

GROUND FLOOR
You're welcomed into a hall with the bright kitchen/breakfast room to your left; large living room, with French doors opening to the courtyard garden ahead of you, and the cloakroom and carpeted stairs to your right.

LIVING ROOM
This large L shaped living room has double doors onto the patio garden and is comfortably furnished with two large sofas, an armchair with footstool and coffee tables. Entertainment’s provided with a 27 inch TV with Freesat and IPlayer, DAB radio/ipod dock and a Blue Ray DVD player with CDs, DVDs, books, games provided.

KITCHEN/BREAKFAST ROOM
A sunny kitchen equipped for self-catering with an electric oven, gas hob, dishwasher, microwave, fridge and a three drawer freezer . There's a sturdy table with four chairs in the corner.

CLOAKROOM
Tucked under the stairs with WC and washbasin.

FIRST FLOOR
Carpeted stairs rise from the hall to the first-floor landing where there’s a bookcase stacked with reading and reference material for you to enjoy. Doors open to both bedrooms and the bathroom.

MAIN BEDROOM
At the front of the property, this large bedroom has a king-size bed with bedside tables, and space for your belongings in a blanket box, chest of drawers, and wardrobe.

FAMILY BATHROOM
This room has a bath with shower over, WC, washbasin and window giving natural light.

TWIN BEDROOM
Sitting quietly at the back overlooking the garden. Furnished with sturdy wooden twin beds, bedside tables, a chest of drawers and a wardrobe.

OUTSIDE
Double doors open from the living room to a pretty and fully enclosed garden – ideal for dogs and little guests! There’s a combination of shingle and flagstones; a table and chairs ensure you can enjoy meals outside. There's parking directly in front of the cottage



Pets are not allowed on furniture or up the stairs, and please be sure to clear any mess they make in the garden or on the estate.

This vacation home is located in Reydon. Suffolk Coast and Heaths and Kessingland Country Park reflect the area's natural beauty and area attractions include Pier and Henstead Exotic Gardens. Africa Alive! and RSPB Minsmere are also worth visiting.
