Sleeping 22 guests across three house, with a three night minimum stays, excluding Peak Seasons (when were a minimum 5 night stay).
The DairyHall sleeps 9, with its unique entertaining space, comes with table and seating for currently up to 22 guests in its Vaulted Hall or our bespoke outdoor reception area with seating currently.

We are in a stunnning rural location uniquely situated for special occasions running up to 12:30pm. Close by to the wonderful town of Woodbridge with shops and restaurants a plenty and all amenities.

The FarmHouse sleeps 9 at Partridge Lodge is a beautiful traditiional brick house with conservatory for taking in the beautiful sunset's and AGA for sumptuos roasts from Nov-April.

There is a 'Hot Tub' available in the FarmHouse's private garden at £20 a dayc(min 2), a sauna at £10 a session and dog stay at £6 a day.

You also have the Granary a cosy sleeps 4 bolthole overlooking the ponds.

Plus the Tennis court and Sauna in our grounds with exclusive use.

The FarmHouse - Sleeps 9+ infants It comes with an AGA for sumptuous roasts from Nov-April, a wood burner and open fire in its two sitting rooms with french doors onto a private garden with swings and toys. There is a utility room with all mod cons as well as an open plan dinning room off the kitchen. While upstairs you have 4 bedrooms (one is en-suite including a shower) and there is also a family bathroom including bath shower. Two of the bedrooms have 2 singles in each and two bedrooms have doubles (one is kingsize). There is also an optional single bedroom downstairs near the kitchen which works well for elderly relatives or a teenager wanting some space.

The DairyHall - Sleeps 9+ infants (optional sofa bed ) This comes with a stunning Vaulted barn space with wood burner and table seating across oak tables, fantastic for entertaining where some families get together and book all our houses to entertain in. Or some friends and families just like the space this provides. There is a separate t.v. room which doubles up as an occasional sofa bedroom (fees on our web site) near the front of the house and comes with a private garden with swings and toys. While upstairs has 3 bedrooms accessed via two stair cases. 2 bedrooms have 2 singles and the other a kingsize. Lastly, a further king size bedroom ensuite overlooking the garden with decking sits at the back of the house. There is also a separate toilet, separate shower room and a separate family bathroom.

The Granary - Sleeps 4+ infants Comes as open living space with separate downstairs WC and dining table. While upstairs there are 2 beautiful bedrooms overlooking our pond with its wildlife. One bedroom has two singles the other has a kingsize with balcony. In-between these rooms is a family bathroom with shower bath, toilet and wash basin. There is also an enclosed decking area to the front with outside dinning including BBQ and sandpit.
On arrival there is a welcome book with notes and advice with plenty of history and suggestions for the local area.

Our self catering houses come with all mod cons, bedding, linen, towels, welcome cake, tea, coffee, cafetiere, salt, pepper, oil, wifi, digital tv, usb chargers, clocks and radio's.

Located in Woodbridge, this cottage is in a rural area. Woodbridge Museum and Martlesham Heath Control Tower Museum are cultural highlights, and some of the area's landmarks include Woodbridge Tide Mill and Sutton Hoo. Traveling with kids?
