The property boasts picturesque countryside views and is conveniently situated between the charming towns of Keswick and Ullswater. Upon entering, visitors are welcomed into a cozy sitting room that features comfortable leather sofas and armchairs arranged around a woodburning stove and a television, all while enjoying beautiful south-facing views. The open-plan kitchen and dining area, located at the rear, is equipped with contemporary units and opens onto a patio, enhancing the indoor-outdoor living experience.

The layout of Sheriff includes two bedrooms on the ground floor; one with a king-sized bed and the other with twin beds, both offering lovely views of the front garden and surrounding fields. An adjacent bathroom features a whirlpool bath, basin, and WC. Ascending the stairs leads to a small second sitting room or reading nook, which offers stunning views of Blencathra to the north, along with a sofa, breakfast table, and a small butler’s kitchenette. The first floor also houses two additional bedrooms: one with a king-sized bed and an en-suite bathroom, and another with twin beds and an en-suite shower room. Outside, guests can enjoy a sheltered patio area for outdoor dining and a front garden with a lawn and planted borders, along with secure mountain bike storage and parking for two cars.

The hamlet of Troutbeck is situated near the popular village of Pooley Bridge, which is located at the northern tip of Ullswater. This area is rich with amenities, including a variety of village pubs, cafes, and shops, and offers an extensive network of footpaths, bridleways, and mountain bike trails. The scenic journey over the Kirkstone Pass leads visitors to the stunning landscapes surrounding Ullswater, known for its breathtaking glacial scenery. The southern end of the lake features Glenridding, a quaint village that serves as an excellent base for exploring the nearby challenging peaks, including Helvellyn and Striding Edge. Ullswater is often regarded as the most beautiful lake in the northern Lake District, with its serpentine shape and stunning natural surroundings, making it ideal for walking and water activities.

Outdoor enthusiasts can enjoy a variety of activities in the area, including the renowned Aira Force waterfall, which cascades 70 feet below a stone footbridge, perfect for photography. Visitors can also embark on a boat cruise from Pooley Bridge or Glenridding to appreciate the lake from a unique perspective, with piers available at Howtown and Aira Force.
