The property is accessible via a half-mile unmade farm track, which adds to its secluded charm and provides a sense of escape from the hustle and bustle of everyday life.

The cottage features practical and comfortable furnishings, ensuring a cozy stay for visitors. Guests can enjoy the scenic beauty of the estuary from most rooms, with a balcony that overlooks the water. Although there is no television reception, high-speed internet is available through Starlink, allowing guests to stay connected if needed. An 11ft rowing boat is provided for guest use, although it is important to note that lifejackets are not included and guests must take responsibility for their safety while enjoying the water. The shared boathouse adds to the experience, offering a place to store equipment or simply relax by the water.

Inside, the accommodation is primarily situated on the first floor above the boathouse. The open-plan living area features a sitting room with an electric wood burner, comfortable seating, and French doors leading to the balcony. The kitchen and dining area are equipped with essential appliances, including an electric hob, oven, and microwave. The two bedrooms consist of a double room with ample storage and a twin room with a basin, both furnished with chests of drawers. The bathroom includes a bath, shower, basin, and WC, catering to the needs of guests during their stay.

Outside, the property boasts areas of lawn and garden, with a steep grass footpath leading to the cottage. Parking is conveniently located beside the entrance gate, approximately 100 yards away. Local amenities include an estuary beach just below the cottage, a shop located 1.5 miles away in Wembury, and a pub across the water, making it easy for guests to enjoy a meal or drink after a day of exploration.
