The property is set within a serene 130-acre estate that includes a section of the River Tees, providing fishing rights, as well as an arboretum featuring over 240 species of trees. Its proximity to the North Pennines, an Area of Outstanding Natural Beauty, allows visitors to easily explore the stunning landscapes of the Yorkshire Dales, Northumberland, and even the Lake District, which is just an hour’s drive away.

The holiday home itself is a beautifully converted former granary on a working farm, showcasing character-filled interiors with wooden beams and various modern amenities. The ground floor features a cozy living room with French doors leading to the outside, a dining room, and a well-equipped kitchen with a slate floor. A sunroom, utility room, and separate toilet enhance the functionality of the space. The first floor hosts four double bedrooms—two of which include additional single beds—and a bathroom with a shower over the bath. One bedroom boasts an en-suite wet room, providing added convenience for guests.

For entertainment, the property is equipped with five Freeview TVs, a DVD player, and a CD player, along with essential kitchen appliances such as an electric cooker, microwave, washing machine, and tumble dryer. A woodburner in both the living room and kitchen creates a warm and inviting atmosphere, while the private courtyard, complete with outdoor furniture and a barbecue, offers a great spot for al fresco dining. Guests can also enjoy shared access to the expansive grounds, which include a pond and fountain, although caution is advised due to the steep bank by the river located just 70 yards from the house.

The surrounding area presents numerous activities and attractions for visitors. The nearby village of Neasham features a friendly pub and scenic riverside walks. The estate owner, who resides on-site, is available to arrange various activities such as rough shooting, canoeing, deer stalking, and fishing, along with opportunities for cycling and horse riding. With market towns like Richmond, Yarm, and North Allerton within reach, as well as essential amenities located just 2 miles away, guests will find plenty to see and do during their stay at this delightful holiday home.
