If this was an episode of ‘Escape to the City' then this would be the mystery property.

From the flat you are next to Bruntsfield/Fountainbridge/Tollcross and only a 20 minute walk to Princes Street and 10 minutes to Haymarket train station. With pay and display, parking outside the flat and major bus routes on the doorstep it is very accessible. With many recent improvements, you will find it a very attractive home.

The main door entry takes you through the vestibule and into the lounge/dining area. With a dining table and chairs, modern 3 and 2 seater suites and oak wooden floor it is perfect for entertaining guests.

In the modern galley kitchen you will find everything you need to make cooking easy and fun, including a dishwasher, condenser washer /dryer, Smeg gas hob & electric oven and fridge freezer. From the kitchen, you can see out the back door to the shared garden drying green.

Also, on the ground floor is the bathroom with a bath and shower, wall to wall marble tiles, ornate glass sink and a feature mirror; with demister panel (great for the guys for shaving). There is the added bonus under floor heating in the bathroom - a real treat in the mornings.

The ground floor bedroom has a double divan bed, bedside table and a large window with original wooden shutters to black out the room at night. To the rear of the property, you can’t hear a sound at night here, our guests over the years all say it is the best night’s sleep they have had in ages.

Finally, down stairs is the Master Bedroom which we also used as an office, because there is so much space here (over 20 feet long!). The large windows at the front of the property more than adequately light the room and with blackout curtains, you will get a good sleep in the light summers. The room includes a kingsize bed and wardrobe.

You are more than welcome to use the shared garden space on sunny days.

Neighborhood

Located near Bruntsfield and Fountainbridge this attractive leafy neighbourhood is one of the most affluent in Edinburgh. It is a friendly place with plenty of cafes, pubs, restaurants and quirky shops. You’ll find a real mixture of eateries in Bruntsfield and Morningside. There is no shortage of good pub grub and there are a lot of brasseries and bistros serving up quality local produce. The area is a real haven for café lovers with a string of great cafes offering wonderful baking, good coffee and a lovely cup of tea. During the summer you can enjoy your coffee in the sun and watch the world go by. You’ll find a number of independent stores offering interesting items for the home. There are also some antique shops, home décor, fashion and jewellery stores. You’ll find some good charity and thrift stores in Morningside. During summer Bruntsfield Links is a popular place to have a BBQ and live like a local. Be sure to check out my guidebook for recommendations of the best local spots!

Transit

Getting around: Most of Edinburgh's shops and some attractions are within walking distance of the property.

Edinburgh Airport: From the airport take the Tram or Skylink 300 bus to Fountain Park and walk 5 minutes.

Train: The nearest railway station is Edinburgh Haymarket. From the station take Lothian Bus number 22, 26, 38 or 900 and then the 10 or it is a 15-minute walk. Alternatively, the apartment is a quick taxi ride away.

Buses: Lothian Buses are the main bus operator in Edinburgh. They offer a great free app that provides route maps, fare information and live bus times. Its a great tool for getting around the city.

Notes

This apartment is located in Bruntsfield, a neighborhood in Edinburgh. Edinburgh Castle and Royal Mile are notable landmarks and Edinburgh Zoo is a popular area attraction. Camera Obscura and World of Illusions and Royal Commonwealth Pool are also worth visiting.
