The Space:
Easter Kincaple Farmhouse, St. Andrews is a traditional family farmhouse designed to meet the needs of families, golf parties and groups of friends or colleagues looking to escape to St. Andrews and the surrounding countryside.What we’re offering at Easter Kincaple Farmhouse. A fully furnished two-story farmhouse with beautiful woodwork, cornicing and wide staircase. The house has six bedrooms and five bathrooms. A spacious farmhouse kitchen benefitting from an Aga, snug with wood burner. Bright and airy large living room with an open fire, a large dining room and an office/sofa bedroom room. The house has a large private garden and there is ample car parking for six cars. The house sleeps 12 adults, with the option of accommodating an additional four persons in a double sofa bed, and a twin day bed. There is a travel cot which can be requested when booking. Bedroom 1: Twin/Super King this is the largest of the bedrooms it also offers a daybed that sleeps two with views over the gardens and of the rolling fields. Bedroom 2: Twin/Super King this is a smaller but perfectly formed room with garden and countryside views. Bedroom 3: Twin/Super King is a lovely large room with ample space for a cot, and a beautiful view of the farmland. This room connects to a shared bath and shower room. Bedroom 4: Twin/Super King has an en suite bath and shower room. This room is our master suite as it’s spacious and boasts views of the sea and the famous golf courses of St. Andrews. Bedroom 5: King has an en suite bath and shower room. A lovely suite with garden views. Bedroom 6: Twin/Super King Has an en suite shower room and is located on the ground floor providing easy access for the elderly or disabled. A lovely suite with sea views towards St. Andrews. The house has five shower/bathrooms. Three are en suite to bedrooms and two shared bathrooms, with one on each level. The bonus space in the house offers a work surface for children to play at or to allow members of your party to get some work done (even when away). The room has a sofa bed and occasional chairs with a TV and DVD player. Making this a very flexible space that can be used as a bedroom, holiday office or a bolt hole for movie marathons. The house has the most wonderful large garden with a tennis court-sized lawn, drying green and many colourful flowerbeds. There is a patio outside the kitchen’s bi-folding doors where you’ll find ample seating and a large charcoal BBQ (one bag of charcoal per summer booking provided). We are delighted to welcome you with your K9 friends (subject to an additional charge) and as long as there aren’t more than two big dogs in the party.


The Neighbourhood:
The house is a 1.5 miles from the seaside town of St. Andrews, the home of golf. The farmhouse sits within a working farm but we have ensured your space is secure with minimal disruption from the activity on the farm. The farm steading is not accessible to guests and we’d ask for your safety that this is respected. From the house, you can go walking or cycling using the farm paths to connect you to local routes, and quieter roads. You can also join the coastal path and explore the rugged coastal path of the Kingdom of Fife. The house is just over an hour from Edinburgh Airport and 95 mins from Glasgow.

Getting around:
The surrounding area: You can walk along a safe wide foot and cycle path from the Farmhouse to St. Andrews or to Guardbridge, home of Eden Mill Gin. 
St. Andrews is not only the home of golf but it is also a brilliant place to explore with friends and family.

Guest access:
Guests will have full access to the entire property. No rooms will be off limits and all contents within the house are there for our guests use including wifi, the TV and the cooking implements.
Pre Arrival:
When the booking is confirmed you will receive instructions via a web link with all the necessary information to check yourself in at your leisure from 4pm. If early check in has been purchased check in will be from 3pm. Please note that access is not permitted to the property before this time, and we cannot store any luggage prior to check in.
Check in is via a secure key box for which you will be provided the code prior to arrival.
During Your Stay:
We are happy to communicate with all guests as much as necessary, but will otherwise leave you to enjoy your stay.
