Sitting directly on the path of Hadrian’s Wall, The Gingan and The Granary have been sensitively restored to create two adjacent properties sleeping up to 12 guests in 6 bedrooms (there is no interconnecting door between the two properties).

This is an area steeped in history with vast open spaces and soaring skies, matched with a dizzying array of walking and biking trails where you can start your journey of cultural discovery right on the path of Hadrian’s Wall.

The Gingan really does deliver on all levels with plenty of entertaining space and four bedrooms and three bathrooms (two en-suite) which will suit both groups and families alike.

The property has spacious accommodation across two floors with a versatile living area, a ground floor bedroom and bathroom, and a fabulous open aspect across the surrounding countryside. The property benefits from an eco-friendly heating system supplied by an efficient ground source heat pump with underfloor heating through the ground floor along with a wood burning stove, meaning this property is always wonderfully toasty whatever the weather.

The main access leads into an impressive hallway leading into an elegant dining area with large refectory table which seats ten guests comfortably but which can also seat up to twelve for more informal entertaining or candlelit suppers. This extends into a sunlit open plan kitchen with integrated appliances, high quality granite work surfaces and a separate dining area for relaxed breakfasts or lunches. Double doors lead out onto a patio area with garden furniture and a spacious enclosed lawned garden.

The original ‘gin gan’ is a spectacular feature of this property, with its traditional wheel-house or round house offering a respectful nod to its past life when donkeys or horses were the gin (engine) to the threshing barn. With its slate roof, stone walls and traditional spoked beams, it is beautifully complementary to the light-filled, contemporary interior overlooking the garden. Add a wood burner, generous seating and rich kilim rugs to the mix and you have a perfect space for hunkering down after a day of exploring.

A ground floor bedroom adds some extra flexibility with en suite bathroom and dressing room, while upstairs, three beautifully appointed bedrooms and two further bathrooms (one en suite) add the final luxurious flourish.

The Granary sits next door with an open plan living space which feels immediately toasty, benefitting from underfloor heating supplied by an efficient ground source heat pump and a wood burning stove. The interior is decorated in soft hues and warming tweeds for a contemporary country twist and the well-equipped kitchen has that all-important wine cooler and relaxed informal dining space. When the temperature starts to rise, a door leads into the large enclosed lawned garden with plenty of space for children or dogs.

Upstairs, the two bedrooms with en-suite bedrooms are impeccable and comfortable with high beamed ceilings which add an open, lofty feel.

There is a games room with ping pong table and storage for bikes and outdoor gear adding a versatile space for wet-weather days, teenagers, or evening entertainment for all.

*At this time, beds can only be offered as a pre-set Double OR Twin. The Gingan will be set up as two doubles and two twins, while The Granary will be set up as one double and one twin.

* Changeover is normally Friday during high season, with the additional option of Monday outwith this period, but more flexible arrangements may be considered on request.

ACCOMMODATION
The Gingan and The Granary are two separate properties which sit adjacent to each other. There is no interconnecting door. The dining area can be set up to seat 12 guests.

THE GINGAN - SLEEPS 8

Living room is the original gingan, with 2 large sofas and armchairs, Smart TV and wood burner (logs provided).
Hallway leads to a large utility room/boot room with condensing washer/dryer, freezer and sink.
Cloakroom with basin and WC.
Bedroom one super king bed, side tables, dressing table, chest of drawers, floor to ceiling window with views over the garden, separate walk-in wardrobe/dressing room with plenty of hanging space and storage.
En suite bathroom with bath, large walk-in shower, heated towel rail, basin and WC.
First Floor:
Bedroom two with zip and link beds which can be configured to a 6' super king bed or 3' twin beds, side tables with storage, chest of drawers.

THE GRANARY - SLEEPS 4
Small access hall with hanging space and bench seat.
Utility room with condensing washer/dryer and freezer.
Cloakroom with WC and basin.
Open plan kitchen/dining/living room.
Kitchen with electric oven, separate grill, fridge, ceramic electric hob, wine fridge, dishwasher and microwave.
Dining space with seating for 4. Door leading into the garden.
Sitting room with double sofa, two armchairs, selection of books, Smart TV, wood burner (logs supplied).
First Floor:
Bedroom one with zip and link beds which can be configured to a 6' super king bed or 3' twin beds, side tables, alcove with hanging rail and storage space.
En suite bathroom with large walk in shower, heated towel rail, basin and WC.
Bedroom two with super king bed, side tables, dressing table, alcove with hanging space and storage space.
En suite bathroom with bath with shower over (rainforest head), heated towel rail, basin and WC.

OUTSIDE
Each property has a large lawned garden which is fully enclosed with outdoor furniture.
Separate storage and games room with ping pong table.
There is bike storage available on request.

PARKING
There is plenty of private parking to the front of the cottages.

BABIES & CHILDREN
A travel cot and highchair can be provided on request.

DOGS
Two dogs are welcome in each cottage with a charge of £20 per dog. Dogs are not permitted upstairs, on the furniture or in the bedroom. An outside tap is available. Please note that the area around the house is farmland and it is essential that dogs are well controlled and kept on leads to ensure they do not present any hazard to farm animals.

GUEST AMENITIES
Bed linen and towels are provided along with hand soaps and shower gel. A hairdryer is provided in each bedroom.

WI-FI & MOBILE COVERAGE
Beamed Wi-Fi with good speeds. Mobile reception variable inside the property depending on the network but this improves immediately outside.

HEATING
There is heating throughout fed by an efficient Ground Source Heat Pump system which is more environmentally friendly than oil and classed as renewable technology. The property is well insulated. Underfloor heating throughout the ground floor. Wood burner in the sitting room – logs supplied.
