This lovely flat comes with a spacious living room fitted with a dining area, kitchen, bathroom, and 1 bedroom.

The bedroom comes with a comfy king bed and complimentary hotel-quality linens to ensure maximum comfort.

The kitchen is fully equipped with essential cookware and cutleries that you will need to whip up a delicious meal. The living area also has a smart Tv and a double sofa bed which can sleep an additional 2 guests.

The bathroom has all the amenities you’ll need to freshen up such as a bathtub with an attached shower, a toilet, and a sink. Fresh towels and complimentary toiletries will also be supplied for your convenience.

Feel free to lounge or dine in the outdoor garden when the weather permits.

The flat is always professionally cleaned and strategically sanitized for your safety.

Perfectly situated with fantastic transport links; only a 10- minute bus ride into town and conveniently close to Roundhay Park; one of the biggest city parks in Europe. Creativity in the arts is thriving in this area of Leeds with Seven Arts and Inkwell Arts making Chapel Allerton their home.

The village-like suburb of Chapel Allerton centers on lively Harrogate Road, which draws families and young professionals to its child-friendly bookstores and quirky boutiques, as well as global eateries, hip cafes, and traditional pubs. Cultural hub Seven Arts shows plays and films and has an art-filled bar. Green spaces include Chapel Allerton Park, while grand homes and Victorian houses line the streets.

## Notes

Please note that late check-in after 22:00 has a surcharge of GBP 30 and after midnight is GBP 50. All requests for late arrival are subject to confirmation by the property.

Also, we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :)

There is a zero-tolerance policy for smoking on the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
