Welcome to our flat!

Situated on street level, the apartment is easily accessible and comes with everything you may need during your stay.

In the living room, there is a large sofa and a flat-screen TV, ideal for relaxing after a long day exploring Edinburgh.

The kitchen is fully-equipped with all the mod-cons you would need to whip up a fresh homemade meal.

There's also floor-to-ceiling windows, which brighten and open up the flat, along with a small reading nook.

There are 2 bedrooms here, both located on the lower ground level; please mind your step as you walk down the stairs. Guests will find in one room a double-bed, and in the other a single bed. In both rooms, there is a dedicated wardrobe for your belongings.

The 2 bathrooms have all the amenities you’ll need to freshen up. Fresh towels and free toiletries will also be supplied for your convenience.

Cleaning and sanitization will be done before your anticipated arrival.

Polwarth enjoys an idyllic location by the Union Canal and the peace associated with being a primarily residential location. With spacious terraced housing and ample green space, Polwarth is a popular choice for young families and dog owners.

This neighbourhood is within walking distance of Bruntsfield and Morningside – meaning it has access to all the necessary local amenities. It is also a short hop from Fountainbridge and Fountain Park – with their cinema, gym, supermarkets and restaurants – and Gorgie, home to a popular free-entry city farm.

## Transit

Haymarket station is close by which has train and tram access.

Several bus stops near the property service the entire city.

Edinburgh Airport is a 22-minute drive from the apartment.

## Notes

This is a self-check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in anytime of the day as long as you respect our standard check-in time.

Also, we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :)

There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

Located in Edinburgh, this apartment is in the city center. Edinburgh Castle and Royal Mile are notable landmarks and Edinburgh Zoo is a popular area attraction. Looking to enjoy an event or a game while in town? See what's happening at Tynecastle Stadium or Edinburgh International Conference Centre.
