Water Garden 7 is a contemporary 2 storey detached property with the added luxury of a roof terrace, situated in the secluded Water Garden area on Lower Mill Estate overlooking a small river but also benefiting from far reaching lake views from the sky deck. The property is beautifully furnished to a very high standard and extensively equipped to cater for family gatherings.

Complimentary access to the on-site ArtSpa, a luxury spa with slate lined 20 metre indoor and outdoor heated pools (shut in winter), outdoor plunge eco pool, steam room, sauna and treatment rooms for a range of massages and spa beauty sessions (bookable at an additional cost).

Lower Mill Estate is a gated, private development set in 550 acres of coutryside, woodland and lakes, facilities include children’s play areas, walks, bird watching, cycling, canoeing, kayaking and fishing. (Bike and boat hire available on site). Also available is the on site restaurant/cafe/clubhouse which is for the exclusive use of the homeowners and holiday-makers.

Water Garden 7 comprises of 4/5 bedrooms, 3 bathroom (2 en suite and 1 family bathroom) and a separate WC on the ground floor. The property accommodates 8 adults plus 4 children making it ideal for either family groups or couples.

On the first floor there are 2 double bedrooms both with en suites one has a king size bed and 1 has a small double bed, a twin bedroom with standard single size beds and a bunk bedroom with 2 x bunk beds standard single size suitable for 4 kids sharing and the family bathroom. 5th bedroom/snug has a small double sofa bed with views to the front of the property (additional charge of £25.00 for the sofa bed on request). Please advise if this is required. Please note this is a small snug that gets converted to a bedroom with limited storage space. TV and DVD player, black out blinds, built in shelves. Also on the ground floor is the open plan kitchen/dining/living area plus a separate WC. There is under floor heating and a wood burning stove in main living area (logs are not provided). Make full use of the outside deck areas on the first and ground floors as well as the sky deck which offers enclosed roof space with artificial grass and seating for dining or just relaxing.

Lower Mill Estate is within a 10 minute walk of the Cotswolds Country Park offering various watersport activities, and within a 5 - 10 minute drive you will find the local town of Cirencester and many pretty Cotswold villages to visit and explore.

1 Travel cot and 1 high chair available upon request (bedding is not included for the travel cot).

2 nights at weekend minimum in low and mid season
Fri to Sun (late pm check out on Sunday guaranteed) or Sat to Mon
3 nights Fri to Mon in school and bank holidays
4 nights Mon to Fri
7 nights starting Mondays or Fridays

We DO NOT accept hen/stag parties.
Lower Mill Estate is family orientated, however, discreet adult gathering are welcome.

Dogs are not permitted at this property

Please note that from 1st October to 31st March access to the lakes is suspended in order to protect the over-wintering bird population. This restriction applies to kayaking, boating, fishing and swimming.

Located in Cirencester, this vacation home is on a river.
