## Space

The flat is a 1st floor, 1 bedroom apartment, brilliantly located at the top end of Stockbridge, within a 10 mins walk of George Street and Edinburgh's city centre.

Stockbridge enjoys the best of Edinburgh's bars and restaurants, it has a friendly village vibe despite being a stones throw from Edinburgh's main central attractions. The stunning Botanical Gardens and Inverleith Park are all very close by. Perfect for a romantic stroll, a jog or a trip with kids to the park.

The flat is set back from one of Stockbridge's highlights- St Stephens Street- a speciality shopping street, with quirky one off shops, antique shops, beauty salons and some treasures of small eateries, tucked in the basements. Two of Edinburgh's most infamous traditional bars are on the street- the Bailey and the Antiquary- where you can enjoy a proper Auld Scottish pub (with a selections of fine ales and whiskey and regular folk music nights).

But whilst there is an active community on your doorstep, the flat is set back on St. Stephens Place so you can enjoy a quieter time and a good nights sleep.
The flat is best suited for 2 people but has a comfortable 'proper' sofa bed for 2 extra guests in the lounge if required. It is equipped with everything you need for a short or long stay. It would suit a business traveller for a longer stay very well.

In contrast to the view over to St. Stephens Street in the living room, the kitchen overlooks a quiet courtyard at the back and is lovely and sunny in the evening. Perfect to enjoy a glass of wine and meal following a hard days work or touring the city.

The flat is the perfect base to introduce you to all that fabulous Edinburgh has to offer.

## Access

Guests will have access to the whole apartment during their stay. There is a large bedroom, with good clothes storage and an ensuite shower room. The living room has a large L shaped sofa (with fold out sofa bed), the large sash window overlooks St. Stephens Street. In the hall there is a study/ desk area. The sunny dining kitchen seats 4 and has all the basics and household goods you need.

## Neighborhood

Edinburgh is exploding with life during the famous Festival Fringe and the New Year Hogmanay party. However there is so much more to Edinburgh, making it an ideal all year round holiday destination.
The apartment is in the heart of Stockbridge, just to the North of the City's central New Town - and there is plenty to see and do right on your doorstep. Stockbridge has its own market every Sunday, with premium local produce and Scottish crafts. It also has its own annual Stockbridge Festival for 9 days at the end of June and the famous charity duck race where 1000 ducks are launched into the Water of Leith, which winds it's way through the area.
It is an area that has traditionally attracted creative professionals. It houses the coveted ' Stockbridge Colonies', 11 parallel streets built to provide housing for the artisan class working on Edinburgh's flamboyant New Town Mansions. As such, whilst lesser in scale the buildings of Stockbridge were generously detailed by this highly skilled community of craftsmen with ornate cornicing, Georgian sash windows and stunning quality architectural features.
There are many fabulous cafes, restaurants and bars in the area, and plenty of takeaways for business travellers- a choice for every taste.
Inverleith Park, The Botanical Gardens and the Water of Leith are all within 5 minutes offering stunning backdrops for a stroll, jog or picnic.
The flat is just off St Stephen Street, a curving Georgian street of flats with the basements and ground floors accommodating a series of antique shops, bars and offices. St Stephens Place is a small spur on its north side, it once lead to the old Stockbridge Market, of which the original entrance stone archway still stands which the flat overlooks.
At the end of St Stephens Street, the St Stephens Street Church is a prominent Edinburgh Landmark, designed by Architect William Playfair. From here it is only about a 10 minutes walk directly up Howe Street to George Street, Princes Street and the main attractions of the city.

## Transit

No need for a car! The apartment is so central that all the city centre attractions and transport links are within easy walking distance. In fact I'd recommend not bringing a car into the city centre unless you need to. There is on street parking available immediately outside the flat but it can get expensive (£2.40/hr). Waverley Train station is a 20 minute walk from the apartment (easiest to get a taxi with luggage). The airport is only a 30 minute bus or tram ride away. The airport bus (no100) runs to Waverley Station from the airport. The new Edinburgh Trams are also now running from the airport to the city centre. Princes Street and George St are also only a 10 minute walk. There are many buses along Princes Street, connecting to most routes around the city. Taxis are usually easy to pick up pretty much anywhere in Edinburgh,. Best place from the flat is just around the corner on Stockbridge's high street- Raeburn Place.

HEATING :The boiler is in the hall. Please use the right hand dial/ 24hr clock to switch out the time you would like heating on. Please be respectful of consumption used and set this back to minimal appropriate hours for the season when you leave. The dial needs to be set to AUTO for water (tap symbol) and radiators. Water should come on instantly.

Please note that due to the location of this property the WIFI may occasionally have issues.

This apartment is located in Stockbridge, a neighborhood in Edinburgh. Edinburgh Castle and Royal Mile are notable landmarks and Edinburgh Zoo is a popular area attraction. Royal Botanic Garden and Camera Obscura and World of Illusions are also worth visiting.
