Two rural properties with Swimming Pool & Tennis Court, Sleeps 11 - dog friendly, North Mundham

South Downs. Sleeps up to 11

Set in a fantastic secluded, rural setting & surrounded by nature, this beautiful accommodation is perfectly located for you to escape for a relaxing break away! The cottage has a swimming pool (seasonal), tennis court & even a zip wire along with plenty of lovely seating areas in the gardens! The cottage & studio is made up of two separate units, sleeping up to 11 in total. It is perfect for a large group of friends or family and a great base to explore the local area! We are also dog friendly!

Both the cottage and studio have been built with guests in mind and are very well thought out.

The cottage -
The bedrooms can be made into twin beds or king size depending on your groups requirements. The cottage sleeps up to 7 people.

Through the entrance you will find a washing machine, tumble dryer and a fridge/freezer. From here you will enter the open plan kitchen/dining area. There is a fully equipped modern kitchen and dining area with table and chairs perfect for hosting delicious family meals - or a take away!! The large double doors from the dining area open out to the outdoor seating area overlooking the swimming pool and gardens. There is a breakfast bar with a couple of stools and even a small sofa and coffee table, making the space really sociable.

Following through the kitchen/dining area leads to the large lounge with high ceilings, exposed beams, TV and plenty of seating. There is a log burner (with a fireguard to keep those little hands safe!) for those cosy autumn/winter days and underfloor heating. In a corner of the room is a desk for any pressing work that needs completing. The room is filled with light as it has large windows and double doors leading to the pool. There is also a very convenient downstairs family shower and toilet located between the lounge and kitchen and a double sofa bed in the lounge area for additional guests.

Downstairs is a spacious bedroom with plenty of storage and hanging space. It also benefits from having an ensuite shower and toilet. This bathroom can also be accessed (if required) from the swimming pool and outside area. This bedroom can be made into a twin or king for the convenience of our guests.

Up a small flight of stairs from off of the lounge is the second bedroom which has 2 single beds and can be made into a king. It also has a day bed and an extra mattress which can be made up if required.


The Studio -
Sleeping up to 4 people, the studio is cosy with underfloor heating yet benefits from a high mezzanine vaulted ceiling and windows increasing the feeling of being surrounded by countryside. There are exposed beams - created from a fallen pine tree within the grounds!

Downstairs, upon entering the studio, there is a lovely open plan living space. There is a double sofa bed in the lounge area with TV, a shower room and also a modern fully equipped kitchen. A large dining table and chairs is located in the dining area - perfect for hosting delicious meals! Large double doors open out from the dining area to the patio and gardens.

The studio has one spacious bedroom on a mezzanine level which can be made up to be either a king bed or two single beds - if you have a preference please let us know in advance of your stay. This room is bright with lots of storage space. Sails form the curtains over the apex windows and the floor windows also have shutters.

The gardens are lovely to relax and enjoy with the use of garden furniture and a BBQ. This is a unique studio, in a tranquil setting - surrounded by large trees, birds, squirrels and nature.

There is a nice size heated swimming pool (shared use April-Sep) and access to a shared tennis court. Rackets and balls are supplied. For children (and big children) there is a brilliant zip wire beyond the tennis court which is high in the trees and great fun!

The properties would be great for a family with young or teenage children with lots to do to keep them entertained or a group of friends wanting a break away together.

The properties include the use of underfloor heating (air source CH), Wood burning stove (cottage only), all bed linen and towels included, Travel cot, high chair, Freeview TV, DVD player, Microwave, Washing machine, Tumble dryer (cottage only), Dishwasher, Fridge, Freezer (cottage only), large lawned garden, BBQ, Wifi, Shared outdoor heated swimming pool, (39ft x 13ft, depth 4ft 6in, open Apr - Sept).

Dogs are very welcome to stay free of charge! We ask that they remain off of the furniture. We provide dog treats, a water and food bowl and towels for you to dry them after a nice walk!

Location -

The properties are ideally situated in the village of North Mundham which is a pretty rural village just 3 miles south of Chichester. It is a great base to explore the local area or just relax and unwind at the property using the pool in the summer months, a game of tennis or have a bit of fun on the zip wire!

There is an abundance of things to do locally - The countryside of the beautiful South Downs National Park and the south coast are within a short drive as are the towns and cities of Chichester, Arundel, Bognor Regis and Portsmouth.

Beaches including West Wittering are a short drive from the properties.

If you are attending a Goodwood Event - Goodwood Festival of Speed, Goodwood Revival, Goodwood Horse Racing or Goodwood Members Meeting this is a great place to base yourself.

There is a bus stop only 5 mins walk from the properties which is the 600 bus taking you either in the direction of Bognor Regis or Chichester. Both have train and bus links to take you further afield.

The nearest pub is The Walnut Tree which is a 20 min walk away or a 5 minute drive is the village of Hunston where there the Spotted Cow offers lovely food. Here you will also find a village stores and post office as well as an excellent play park if you have children with you.

The nearest City is Chichester which is a 10 mins drive away and here you will find plenty of shops, restaurants and cafes. The historic town of Arundel is also nearby, only 20 mins in the car and again there are various pubs and restaurants of your choice.

If you fancy a round of golf the Chichester Golf Club is an 8 min drive away and offers indoor and outdoor adventure golf as well as their tower and cathedral courses for the keen golfer!

For any keen cyclists or walkers, the properties are nearby Route 88 which is a cycle route taking you either North in the direction of Chichester or South towards Sidlesham and Pagham Nature Reserve. The Crab & Lobster is a lovely pub on the harbour front in Pagham Harbour.

Located in Chichester, this vacation home is in the city center and near the beach. South Downs Planetarium and Science Centre and Novium are cultural highlights, and some of the area's attractions include Lakeside Superbowl and Bishop's Palace Gardens. Traveling with kids? Consider West Sands Fun Fair and Arundel Lido. Discover the area's water adventures with kayaking and water skiing nearby, or enjoy the great outdoors with mountain biking and hiking.
