The perfect couples' retreat, the cottage offers well-presented, spacious accommodation in a super location at the end of a private road on the Swinton Hill Estate.

Here you can unwind and listen to the gentle sounds of nature taking in fresh country air or head out and explore the stunning Northumberland coast or the rolling Border heartlands. Alternatively for those who prefer their leisure time on two wheels, two complimentary bikes are available for guest use on request.

Inside, the sunny open-plan living space is the convivial heart of the house. On warm days, French doors let the fresh Borders air in, or simply relax mind, body and soul in front of the dancing flames of the wood burning stove for those lazy days or cosy evenings when the seasons change and the days grow shorter.

The smart kitchen is well equipped with plenty of thoughtful extras which make this a real home-from-home. The bedroom is warm and comfortable with crisp linens and pretty cottage detailing to ease you into a lovely sleep after a day in the great outdoors.

Outside the seating area is a super spot for an evening drink watching the sun set over the distant hills with little to interrupt the moment and an overall sense of peace-perfect-peace.

GROUND FLOOR
Well equipped kitchen with oven and 4 ring hob, microwave, fridge with ice compartment, washing machine and small television. Please note there is no dishwasher. Glazed doors lead to the open-plan living area.

Spacious sitting / dining room with French doors to the garden. Cosy seating area with log burner with logs provided, two double sofas, TV with Freeview and DVD player, iDock, books and games. Dining table for 6 guests.

Bedroom with 5' king size bed, wardrobe and chest of drawers.

Bathroom with bath with shower over, basin and WC.

OUTSIDE
To the front of the property is a small seating area that is part lawn and part terrace with lovely views across open farmland to the hills beyond. Rod racks are provided. A charcoal kettle barbecue is available for guest use.

PARKING
There is private parking for two cars to the side of the cottage but under cover parking is available if desired.

BABIES & CHILDREN
Babies and children are welcome but a travel cot and highchair are not provided.

DOGS
Two dogs are welcome at The Bothy. Dogs are not allowed in the bedrooms or on the furniture.

GUEST AMENITIES
Excellent quality bed linen and luxurious towels are provided for all guests. Two bicycles are available for guest use on request.

WI-FI & MOBILE COVERAGE
High speed fibre optic broadband is provided. Mobile coverage is good on most networks.

HEATING
There is central heating throughout.

GUEST PRIVACY
The cottage is detached and is not overlooked. The owners property sits at the end of the lane. The owners are respectful of guest privacy and on hand to help with guest queries.

Located in Duns, this cottage is in a rural area. Berwickshire Coastal Path and Magdalene Fields Golf Club are worth checking out if an activity is on the agenda, while those wishing to experience the area's natural beauty can explore Duns Castle Nature Reserve and Lindisfarne National Nature Reserve. Looking to enjoy an event or a game while in town? See what's happening at Shielfield Park or The Swan Centre for Leisure. Discover the area's water adventures with fishing nearby, or enjoy the great outdoors with hiking, mountain biking, and horse riding.
