All aboard! Wake up to the sound of the sea and access straight on to the beach, Cawsand

This unique property stands on the beach and is literally in the sea when the tide is in .... look through the sitting room windows and you could be on a ship! Out over the Sound towards Plymouth and on to the horizon - there is always something happening whether it be warships coming and going into Plymouth’s naval dockyards or fishing boats setting off, paddle boarders, little sail boats or the early morning group of swimmers who meet on the beach every day - come rain or shine!

Formerly part of a 17th century ‘pilchard palace’ in the twin villages of Cawsand and Kingsand, the property also spent many years as the village school before being converted into 5 fabulous houses some years ago. Although sleeping 10, we recommend no more than 8 adults with 2 children. Cawsand is situated on the Rame Peninsula, also known as ‘Cornwall’s forgotten corner’. Unspoilt, safe and utterly charming,

The main entrance is road side and the entrance hall leads down to a bright and spacious sitting room with two huge picture windows with window seats overlooking the sea, beach, the Clock Tower and the picturesque Rame coastline. There are two large sofas which comfortably seat 8 and a new Smart TV. The house is a happy blend of stylish contemporary furnishings and beautiful antiques and art.

Bedroom one is also positioned on the same floor and has a double bed and vanity sink unit. This is the only bedroom without an en-suite but the bathroom can easily be accessed through the kitchen and across the passageway in the 'tunnel'.

An open spiral staircase leads from the sitting room down to a large fully equipped kitchen with island and a dining table that seats 10. Again, two windows, one with window seat, look out to those amazing sea views. In winter, these windows may be fitted with temporary ‘storm boards’ - particularly if the forecast is bad and a storm is heading our way! With the sea raging outside, light the log burner for a cosy, if not a little exciting, winter’s night in!

A door from the kitchen leads to the ‘smuggler’s tunnel’ which runs through all five properties and leads directly down on to the small and pretty, sand and shingle beach which is also great for rock pooling when the tide is out .... a child's paradise! (A note for dog owners - ‘our’ beach is dog friendly all year round). Alternatively turn left out of the kitchen and there is an enclosed garden - each property has its own private section and our part of the garden has a dining area with a table, chairs and bbq - enjoy a sunny family breakfast or, after a busy day on the beach, relax in the evening over dinner with family or friends, plus the sound of the sea for company! A gate leads straight out to the slipway and sea. The main Cawsand beach is just around the corner.

Opposite the kitchen and across the tunnel is a well appointed bath and shower room which is very well placed for showering off after a long day on the beach! There is also a utility room with another fridge, freezer, washing machine and tumble drier.

Wake up to the sound of the sea! The master bedroom is on the first floor and is beautifully furnished with a king size four poster bed plus an en-suite shower room. Double glass doors lead to a private balcony - watch the sun rise and enjoy breakfast outside looking out to sea ..... what could be more romantic?

Also on the first floor is bedroom three with twin beds and stunning en-suite shower room. All bedrooms benefit from either Cologne & Cotton or The White Company beautifully soft cotton sheets and fluffy bath towels.

Bedroom four is on the top floor. There is a king size bed plus a single truckle bed which converts to two singles - ideal for families sharing with children (a travel cot is also available). Again there are those uninterrupted views across the sea and the Rame coastline. There is also an en-suite shower room. What could be more wonderful than gently falling asleep listening to the sounds of the waves below?

As with most of the properties in the village, there is no parking but there are two good sized car parks close by and some free road side parking at the top of the village. On arrival, simply pull up outside and unload the car - other motorists are generally extremely patient - they are used to it! Once parked up, you really don't need the car; there is a well-stocked village grocery store, lovely gift shop and five pubs/restaurants all doing great food plus, in busier periods, a superb cafe that makes the best breakfasts, home-made pizza and delicious cream teas just a pebble’s throw from the house. Newly opened is the village Stores - a small but perfectly formed deli - selling all you'd expect including a lovely selection of wines, cheeses, breads and great take-out coffee, wraps, pasties, sandwiches, cakes, pastries etc.

In summer, a foot passenger ferry runs several times a day from Cawsand beach to Plymouth's Barbican - plenty of bars, restaurants and shops to browse. Alternatively walk up the hill to the stunning Mount Edgecombe estate or to the Canteen at Maker Heights - one of our favourite eateries! If you need more kayaks, or fancy a go at paddle boarding, these are all available to hire on Cawsand beach. If the weather is inclement then there is a good selection of board games available plus Bluetooth speaker for your own music.

During July and August and school holidays we only take bookings of either 7 or 14 nights, Saturday to Saturday. Stays of 3 nights or more may be made at other times. Our cleaning company is no longer doing changeovers on a Sunday so weekend bookings should include Sunday evening.

Well behaved dogs are welcomed at a charge of £25 per week. We have provided a crate in the kitchen 75 cm wide x 59 cm high x 52 cm deep (sleeps one small/medium sized dog which you may like to use if you prefer your dog to sleep in one). Please note that, if you are bringing your pooch, the garden is not suitable for leaving dogs unattended out of respect to other owners and guests and we also ask that dogs are kept on a lead in this space at all times. However there is plenty of space for runs on the beach and wonderful walks on the South West coast path.

Mount Edgcumbe House and Country Park and Polhawn Fort are local landmarks, and the area's natural beauty can be seen at Cornwall Area of Outstanding Natural Beauty and Mount Edgcumbe Country Park. Traveling with kids? Consider Adventure Bay Surf School and Antony Woodland Garden. Kayaking and scuba diving offer great chances to get out on the surrounding water, or you can seek out an adventure with mountain biking and hiking nearby.
