Charming Canal-side Cottage in quiet Village Setting, Barrow Upon Soar

KINGFISHER COTTAGE was built around the turn of the twentieth century, together with five others adjacent, to house workers employed at the mill then in existence just across the nearby hump-backed bridge. The subsequent addition of a wing some time in the past is evident. Semi-detached, meaning joined to another similar structure, the cottage is roadside, fronting onto the quiet by-way of Mill Lane. A conservatory is attached to the rear. Extensive renovation was undertaken 1999/2000. There is a gas central heating system which has remote temperature control, and all windows are double glazed. Driveway alongside is suitable for a small to medium sized car.
Accommodation is provided in two bedrooms for up to four guests, occasionally six using downstairs sofa-bed, in considerable comfort. There are two full bathrooms. Living and cooking areas are combined, and there is a separate sitting room with adjoining full bathroom. Hardwood flooring is laid throughout downstairs, laying new carpeting on stairway and upstairs throughout. Passing through the front door you enter the combined living room/kitchen, a feature of which is the coal-effect gas fire, seen to the right. This is intended as the main dining area, though as there is a settee and TV it can also be used as an additional sitting room. Dishwasher, clothes-washer/dryer, toaster/oven, and microwave are all concealed under stairway in kitchen area. Turning left in front of the cloak closet at the end of the living area you pass into the sitting room.
The large settee is the sofa/bed previously mentioned. A bathroom is immediately to the right as you enter. Returning to the kitchen/living room and turning left you see the stairwell, again on your left. Up you go, and on reaching the landing you see on your left the main bathroom, straight ahead the second bedroom, and to your right the entrance passage and closet area for the master bedroom. At the far end is a deep window overlooking the master bedroom balcony, which allows plenty of light into the passage and onto the mirrored closet doors, the bedroom entrance being to left of this window. A welcoming feature of the master bedroom is a small fireplace, with the added attraction, of course, of the French doors and balcony. Sleeping for two is provided by a four-poster bed, and there is ample drawer space in addition to the closet. The second bedroom is only slightly smaller, containing two single beds and adequate clothes storage. Going back downstairs turn left at the bottom and you're in the conservatory, on the far side of which is the rear entrance door. Double glazed, the conservatory retains heat in winter but is a veritable suntrap just about any time that heavenly body happens to shine. Go through the door into the garden and you find yourself standing on slabs beyond which is the lawn, an area some 50 feet long and 20 feet wide with extended side edges cultivated and feature planted. At the far end of the garden is the Grand Union Canal, the area between lawn and canal bank being slabbed and graveled with a wooden landing stage at water's edge. Turning attention to the right of the cottage, the arbour you see leads to the slabbed driveway. LED HDTVs are fitted throughout, there is a radio/cd stereo in sitting room, and wi-fi is provided. House telephone is for considerate use, any excessive charges incurred being deducted from Security Deposit.



Located in Loughborough, this cottage is in a rural area and on the waterfront. Abbey Pumping Station and National Space Centre are local attractions and those in the mood for shopping can visit Highcross Shopping Centre and Haymarket Shopping Centre. Welford Road Stadium and University of Leicester Botanic Garden are also worth visiting. Take an opportunity to explore the area for water adventures such as fishing.
