Accommodation Gulabin House is a beautifully designed contemporary property which sleeps up to 12 people. Downstairs the large open plan living room boasts solid oak flooring, huge windows with panoramic views, a Swedish log burning stove, a 60 inch flat screen TV and the feature spiral staircase that leads to the galleried upper landing seating area with stunning views.
The high spec kitchen is equipped with oven & hob, fridge/freezer, washing machine, dishwasher, microwave and wine cooler and seating around the central island. Leading from the kitchen is the separate dining area with seating for 12.

There is also a double bedroom on the ground floor along with a bathroom with electric shower.

Upstairs there is 1 x double room with en-suite and a further two rooms that can be double or twin (one of them also being en-suite with aromatherapy shower) The final bedroom on this floor has 2 x twin beds along with a set of bunk beds suitable for 2 children up to 11 years old (in total sleeping 4). There is also a family bathroom with bath and toilet is situated adjacent to the bedrooms.

The house is fully centrally heated all year around.

*two of the double rooms can be made into twin rooms (please advise at time of booking).

Surrounding Area
Gulabin House is ideally located for exploring Perthshire and the Cairngorm National Park. Located next to Gulabin Lodge Outdoor Centre, Gulabin House is in the perfect spot to get straight on the slopes with ski or snowboard equipment hire up to full tuition available. The Glenshee slopes are a mere 2 miles away and open from the first snow (usually December) until April. Out of season, guests can also take advantage of the wide range of instructor led activities both on and off site from abseiling & high ropes to overnight expeditions.

Covering 103 kilometres, the Cateran Trail which begins and ends in Blairgowrie, gives a glimpse of the lifestyle of the Caterans in the 15th to 17th centuries. How many days will it take you to conquer? If you still have a few hours to spare, you are just minutes away from the Strathmore Golf Centre which has a short game practice area and 6-hole putting green for beginners & Blairgowrie Golf Club with it's Rosemount and Lansdowne 18 hole courses.

BBQ: there is a charcoal BBQ for use but guests to bring their own charcoal.
WiFi: works fine but please remember you are in the mountains of Scotland!

Booking Terms
25% deposit is required to secure the dates with the balance due 8 weeks prior to arrival. Where a booking is made within 8 weeks of arrival then full payment will be required at the time of booking. We accept most forms of payment including bank transfer; all major credit cards and UK issued debit cards. Rental is inclusive of linen and towels, as well as utilities (gas and electricity) unless otherwise stated on the individual property adverts. Fair usage policy applies. All breakages are chargeable. Click Book Stay have the right to charge a fully refundable security deposit.

Cancellation Policy
Once a booking deposit has been paid and the booking confirmed in writing, the Tenant is liable for the whole amount of the rent for the period booked.
Any cancellations must be made in writing and acknowledged by us.

**FOR BOOKINGS MADE UP UNTIL 27TH MARCH 2020, THE FOLLOWING CANCELLATION POLICY APPLIES;
If notice of cancellation is given more than 8 weeks before your arrival date, 25% of the total tariff is non-refundable
If notice of cancellation is given with less than 8 weeks of your arrival date, the full amount is payable.

**FOR NEW BOOKINGS MADE AFTER 27TH MARCH 2020, THE FOLLOWING CANCELLATION POLICY APPLIES;
If notice of cancellation is given between 2 - 60 days before your arrival date, the accommodation fee will be fully refunded no questions asked. Any refunds will be payable at the arrival date.
If notice of cancellation is given with less than 2 days of your arrival dates, the full amount is payable.
*Please note, bookings made for our properties via a third party website if cancelled, the refund given will be monies received by Click Book Stay and will not include any additional booking fees/services charges applied by the third party site.

Holiday/Cancellation Insurance
Once booked, the Tenant is liable for the complete Property rental costs. As such, it is strongly recommended that the Tenant take out suitable holiday/cancellation insurance to cover costs incurred by unexpected holiday cancellation. Booking Protect, which is a cancellation policy, is offered as an option at the time of booking via the Click Book Stay website. Booking Protect is an independent company and not in any way related to Click Book Stay. (Please note, this section applies to bookings made prior to 27th March 2020).

Located in Blairgowrie, this vacation home is in a rural area and in the mountains. Glenshee Ski Centre and Braemar Golf Club are worth checking out if an activity is on the agenda, while those wishing to experience the area's natural beauty can explore Cairngorms National Park and Linn O' Dee.
