Charming 2 bedrm home - border of Islington/Camden (nr King's Cross/St Pancras), London

London. Sleeps up to 4

Large windows and well-proportioned rooms make this flat very light and spacious, especially for one so central. In an attractive red-brick block of 'Arts and Crafts' design (Grade II listed, circa. 1906), you enter the flat through its balcony overlooking the leafy central courtyard. Set well back from any roads, it is unusually quiet but also ideally located for quick and easy access to the West End and all that London has to offer; King's Cross is 1 stop away on the tube, 8 mins on the bus, or only 15 mins walk (see below for more on transport links).

With a total floor-space of 94 square meters, the flat has a light & airy sitting room (with desk for working if necessary), a kitchen large enough for you all to sit at the table (with good working space for the cook), a double bedroom with King-size bed, and a smaller bedroom for 1 person; in addition to its inviting sofa, the sitting room also has a large day-bed in which a fourth person can sleep very comfortably (it is a proper bed, not a fold out one). As this is my home, I have made a point of getting beds that are very comfortable, with plenty of clean, good quality linen, and a fully equipped working kitchen.

There is a high-speed fibre-optic Wi-fi connection that works throughout the flat (no TV so bring your laptop), the central heating is very effective and hot water is instant and unlimited. The flat has a balcony and is on the third floor of a stairwell with only two flats on each floor - so it is very secure and friendly, but not busy. Please note that there is no lift, but there are only 15 stairs between each floor, and while I am not particularly fit, I manage it each day without difficulty. Nevertheless, if you do have difficulties with mobility, I'm afraid that this is not the flat for you.

Caledonian Road is on the border between Islington and Camden, both of which are richly multicultural and exciting London boroughs, with many fine restaurants as well as interesting markets and street food. Camden is particularly famous for its market, clubs, and bars; while Angel has a great antiques market and many fine restaurants (including Yotam Ottolengi's), lively bars and a wide variety of shops. Caledonian Road itself has all that you will need for everyday food and shopping, and even sports a few "Escape Rooms" to distract you. These are only 10 minutes walk away, and if you walk in the opposite direction for 10 minutes, you will find even more "Escape Rooms" in Holloway.
There are tennis courts (indoor and outdoor), a swimming pool and a number of gyms all within 5-10 minutes walk.
Regent’s Canal, Highbury Fields, and Hampstead Heath are all very easy to reach for a good walk, while similarly close-by are the Barbican, Sadlers Wells, King’s Place, and The Pleasance Theatre for more cultural pursuits.

The flat is very well connected by bus, tube and overground rail.
It is a 3 minute walk from the flat to the nearest tube which is Caledonian Road on the Piccadilly line, which will also take you directly to/from Heathrow. This is only 1 stop north of King’s Cross/St Pancras, where the Eurostar arrives/departs as do direct trains to Gatwick and Luton airports.
There are buses that go every few minutes from just outside the block into the West End (Soho, Covent Garden etc.), Bloomsbury (British Museum) and the South Bank, while overground trains will take you to Hampstead Heath (3 stops) from ‘Caledonian Road and Barnsbury’ overground station (3 mins walk from flat).

Unusually I do have a dedicated parking space that I can offer you (parking costs are otherwise prohibitive) should you need it. Please liaise with me about this from initial booking.

ENHANCED CLEANING PROTOCOLS HAVE BEEN ADOPTED TO DISINFECT THE FLAT EFFECTIVELY BETWEEN GUESTS. These follow the guidelines issued by WHO, the NHS, and the Vacation Rental Managers Association (VRMA) as recommended by HomeAway.
As coronovirus makes travel so unpredictable at present, I have adjusted payment terms so that 25% is required on booking, but the remaining 75% need only be paid up to 2 days before arrival. Should an official "lockdown" oblige you to cancel your booking altogether, I will arrange to refund any payments you have made, according to Vrbo Covid-19 emergency policy (i.e. where it is clear this is genuinely a situation outside of your control).

I find this to be a great place to live, and my guests do find this to be a fantastic address to have as a base for a great visit to London; do get in touch if you have any questions, and I will be happy to offer any advice about local restaurants, events etc., the flat or London in general.
