Steps down to utility area with washing machine, tumble dryer and sink, and a stable door leading to rear garden, with a further door to the ground floor wet room.
The utility leads to the second sitting room/playroom with large TV, table football and comfy seating and a log burner for cooler evenings.
Beyond this the first ground floor bedroom with king size bed, Bedroom 2 with king size bed and french doors to garden. There is also a bathroom comprising a large shower, Basin and WC
Returning to the main sitting room stairs rise to the first floor. First Floor
The master bedroom offers a king size bed, doors to a generous balcony with stunning countryside views, a luxurious en suite with large shower, basin and WC . This room also boasts a dressing area.

A large, private and fully enclosed garden with large area laid to lawn, with a generous terrace running to the rear of the property with ample seating for al fresco wining and dining. With gas BBQ, climbing frame, slide trampoline and goal nets.

The front garden is mainly laid to lawn with plentiful driveway parking and re surfaced hard tennis court (rackets and balls supplied). Flint House is an impressive and handsome holiday home from home. Pull in to the sweeping gravel drive past the tennis court and open the door to this wonderful home and you will feel immediately relaxed and on holiday.
The interiors are stylish yet homely. Living spaces are of great scale and are perfect for large social gatherings or for that special celebration! All the living rooms open onto the large private terrace and gardens and all of the first floor bedrooms offer beautiful rolling countryside views that are hard to beat!
Flint House boasts 5 sumptuous king size bedrooms (2 on the ground floor), with a further childrens twin room and 4 well appointed bathrooms. The games room is a sure fire hit with children of all ages with table football, TV and comfy seating.
Outside the fully enclosed rear garden is a safe haven for children and well behaved four legged friends. With plenty of seating and a gas BBQ the glorious summer evenings can be spent ’al fresco’ wining and dining with the little ones enjoying the climbing frame, trampoline and goal posts. The tennis court is free to enjoy during your stay with balls and rackets supplied. With glorious views, it could be game set and match if you take your eye off the ball for too long!
The nearest village of East Lavant is home to 2 great country pubs and is just over 2 miles from Flint House. Goodwood Estate is a main attraction less than 10 minutes away by car, with the glorious Goodwood House to explore, Race circuit to raise your pulse, and the stunning Cathedral City of Chichester to satisfy your retail therapy needs.
Flint House may be set in the most wonderful countryside, but is just 15 minutes to some stunning sandy beaches to explore, with so much to enjoy we are sure you will be booking Flint House again.
