Located in the heart of the popular Hastings Old Town, the restaurants, antique shops, and cafes of the High Street are just a short walk away. The award winning Hastings Contemporary Gallery and iconic fishing huts, from where you can buy the latest catch, are a five minute stroll. Take a trip on the East Hill funicular railway which takes you up to the spectacular views from Hastings County Park, and a visit to Smugglers Adventure, nestled just behind the house, gives a flavour of Hastings' past. Slightly further afield are many historic castles and gardens to enjoy such as Bodiam Castle, Great Dixter House and Gardens, or Herstmonceux Castle. From the entrance gate, take the steps up to the front garden terrace, through the front door, which guides you through the elegant reception hall to the lounge of this lavish house. A fun and spacious place for entertaining, boasting a fireplace with flame effect gas fire, comfortable sofas and a 6ft projector screen with Apple TV, and a Sonos sound system. On this floor is also a handy separate WC. Stairs lead down to the lower ground floor where there is a dining room which is light and bright with an elegant mid century table and chairs that comfortably seat 12 guests. You'll also find a wood burner here for chillier days. Adjacent to the dining room is the kitchen with a butler sink, range style oven and gas hob, microwave, dishwasher, fridge/freezer, washing machine and tumble dryer. An archway leads into a further storage area beyond with a second sink area and ample storage space for supplies. A door from the kitchen leads out into the courtyard area. There is also a separate WC. Stairs from the main hallway lead up to the first floor where there is the master bedroom with a sumptuous super king size bed, armchairs for relaxing where you can admire the sea view and a decadent en suite bathroom with roll top bath, large walk in shower, WC and chaise longue. Stairs wind their way up to the second floor where there is a second super king size zip and link bedroom (which can be made into a twin on request). This room also has a beautiful roll top bath positioned in the bedroom below the window where you can watch the world go by whilst having a long hot soak; there is also an en suite WC. On this floor, there is a further king size bedroom and a shower room with a shower and WC. A final climb to the third floor takes you to a further super king size zip and link bedroom, (which can be made into a twin on request), a bunk bedroom and a separate shower room with shower and WC. Outside, the garden has two different areas to enjoy. There is a terraced area outside the front of the property which is a sun trap for most of the day, and, at the rear of the property, is a cosy cooling courtyard garden with fernery, a water feature, and a large table and chairs with overhead lighting providing the perfect retreat on a hot summer's day for dining outside. Parking is available at two nearby 24 hour car parks (charges apply), however, you can unload luggage from your car directly outside the property. There is also a small amount of unrestricted roadside parking at the top of road, subject to availability.
