CROYDE HIGH TIDE OVERVIEW

HIGH TIDE is a luxurious 6-bedroom detached private house, perfect for two/three family occupation. Its location makes it highly sought-after, being a mere 250 yards walk along the pavement to the famous Croyde Bay beach and a stroll to the village centre. Within walking distance of famous Croyde beach and its ice cream shop, gourmet restaurants, chocolate box village pubs and stores, you can’t help but feel spoilt by this ultimate beach holiday. Countryside walks are available directly from the property and include the majestic Croyde cliff path to Baggy Point, (and for those energetic), to Woolacombe and beyond.

LIVING AREAS
From the very spacious driveway, enter through the front door into a small lobby for coats and shoes, into a larger entrance hall leading to spacious lounge, dedicated dining room and stairway with storage underneath.

The lounge, with wood-burning fireplace, is contemporary with leather seating and French doors opening onto a very large level garden. Enjoy endless views across Roylands Horse Riding School towards Saunton Down and the dunes of Croyde Bay. Entertainment is provided by TV with satellite, DVD and Wi-Fi Broadband

Light pours into the modern dining room with seating for 8 and a further table with additional seating in the conservatory. Dine and relax in style. There is a beautiful Provencal dresser adding to the atmosphere.

The adjacent conservatory overlooking the garden, offers separate comfy seating by means of soft day chairs and sun loungers. The dining, conservatory and kitchen areas form separate, yet inter-connecting rooms, making the spaces feel large and open. From the kitchen enter into a separate downstairs lounge with couch, TV, PlayStation 2 console and a large cupboard filled with various PS2 games, board games, DVD’s and a large selection of books to read. This lounge leads on to ground floor bedroom 6. This separate unit is ideal for three-generation families or when the children want to enjoy movies and games away from the adult lounge.

KITCHEN
The kitchen has many wow factors in the form of seven-place hob and four-door oven courtesy of a Kensington Belling with a feature stainless steel extractor hood. There is a dishwasher, microwave, 4-slice toaster, coffee percolator and all the utensils you may require whilst on holiday. Enjoy an alfresco meal at the breakfast counter with garden views. The tall fridge offers ample freezer and fridge space.

Step into the separate laundry with washing machine and to access the garage where you can store bicycles, hang wetsuits and find a few extras for the beach such as windbreaks, body boards and buckets with spades.

BEDROOMS
Upstairs are 5 bedrooms, one of which has its own en-suite bathroom with bath and shower over, plus pedestal basin and WC.
The 6th bedroom is on the ground floor.

Bedroom 1, the light and airy master bedroom with great country views has a king-sized bed with bedside tables and lamps as well as a good-sized chest of drawers with large wardrobe.

Bedroom 2 leads off from the master bedroom and is furnished with a bunk bed with space for a travel cot. This bedroom has fabulous garden views to the dunes beyond. These two bedrooms form an ideal self-contained family unit with an en-suite bathroom to share.

Bedroom 3 has a double bed with bedside cabinets and lamps, hand basin and stunning country views.

Bedroom 4 has twin beds, hand basin and also with endless country views.

Bedroom 5 has bunk beds and a hand basin with views over the horse riding school and clothing storage facilitated by a built-in wardrobe.

Bedroom 6 is a ground floor bunk bedroom with a bedside table and lamp as well as a small wardrobe. This bedroom leads into a private lounge.

BATHROOMS
There is a family bathroom upstairs with a bath and shower over, WC and hand basin.

The family bedroom unit, Bed 1 & Bed 2, has an en-suite bathroom with bath and shower-over, WC and hand basin.

A downstairs WC with hand basin, ideal for when you return from the beach is located just off the utility room, as well as an additional downstairs guest cloakroom with WC and pedestal basin off the entrance hall.

OUTDOORS
The very large enclosed garden at the rear and side is a real suntrap overlooking paddocks of horses, with views towards the dunes and Croyde Beach beyond. Enjoy peaceful countryside scenes from the luxury of the hot tub whilst watching the sun set or enjoy hearing the sound of children as they play in the little play house. A large, gated driveway at the front provides secure space for up to 4 cars.
