This large, spacious and social barn conversion sleeping 14 is stylishly furnished and well-equipped. Located within a short walk of the beautiful sandy beach, Holme Nature Reserve and a good village pub, this property offers privacy if you are a larger family or group of friends holidaying together and comes with large entrance/dining hall and galleried landing. In the summer enjoy alfresco dining in front of the outside fireplace. This large barn is suitable for larger families of varying generations as it also offers a ground floor bedroom en-suite. With a large and impressive entrance/dining hall and open-plan kitchen area, this property is idea for dining and relaxing together. Featuring both an AGA and a large range electric cooker, providing flexible cooking arrangements. Along with the large dining area, there is also a large sitting room with corner settee and feature fireplace with a Living Flame gas wood burning stove plus a separate large garden room, both of which have french doors opening up onto the large fully-enclosed gardens. One of the lovely features of the barn is that it boasts two large enclosed gardens, one with an outside feature fireplace and undercover seating area with lighting, charcoal barbecue and garden furniture.

The barn is in easy walking distance of the village pub serving good home-cooked food and you can also walk to the beach which is about a 20 minute walk away. There are fabulous pubs/restaurants/cafe's and delis in the neighbouring villages of Old Hunstanton and Thornham which also boast good beaches. Sailing facilities are available in Brancaster Staithe and there are golf courses at both Old Hunstanton and Brancaster.

Ground Floor:
The large entrance hall provides full-height space through the double panelled entrance doors with full height glazing. Bespoke hand built solid oak staircase leads up to the galleried landing
Kitchen
A beautiful hand-built fitted modern kitchen with granite work surfaces incorporating a Belfast sink. There is an Aga coooker and also a large Range electric cooker. There is a dishwasher and fridge as well as a Tassimo Coffee machine (pods not supplied). Natural slate flooring. The ceiling is timber panelled and has exposed beams and large rustic timber stud work columns giving an open-plan feel to the main reception hall.
Utility room
Accessed off the kitchen and includes a built-in electric oven, hob and stainless steel sink with drainer. There is also an integrated washing machine. As in the kitchen, there is a natural slate flooring..
Dining room
Open-plan area with a large wooden table for twelve guests, accessed through a large brick archway from the reception hall - open-plan and ideal for entertaining. Timber panelled ceiling with exposed roof timbers and oak panelled walls.
Sitting room
Feature brick open fireplace incorporating a Living Flame gas-fire . Double aspect windows and double doors lead to the side and rear gardens. Oak floor, fitted up-lighters and connecting door to sitting room. Again comfy sofas and chairs and a Freeview television and stereo are provided.
Family/garden room
Light room with double doors leading out to the enclosed garden. There is also a raised hardwood glazed skylight and exposed beams. This provides a comfy area with chairs and sofas ideal for reading or playing games.
Bedroom four
Large family bedroom with double bed and a single bed and french doors leading to one of the gardens.
Wet room
With rain drench shower, grab rails, retracting shower seat, wash basin and WC.
Bedroom six
Panelled ceiling with exposed beams, three single beds, television, wardrobe and bedside tables.

Private parking is available on the driveway for up to four vehicles.

Additional Information
Highchairs and travel cots are available to hire on request at a cost of £10 per item. There are three stair gates at the property free of charge.
A maximum of two dogs are welcomed, provided they are restricted to the ground floor and not permitted on any furniture. There is an additional charge of £50 per dog.
The property has televisions in the dining room, sitting room, garden room and bedroom six and comes with a mobile phone booster for those who want to keep in touch with the outside world.
Access Notes: There is a shower seat and grab rails in the wetroom.
Beach Hut
The owners of Lavender Barn also have a beach hut on Old Hunstanton beach called Soggy Dollar, which can be booked from Saturday for six days for £225 in conjunction with this property. Please enquire for availability.
