New Yatt Farm is a beautifully renovated Grade II listed farmhouse set in 8 acres of garden and paddocks. It is the perfect place from which to explore the rolling Cotswold countryside whilst still being close to the market towns of Witney, Woodstock and the City of Oxford. The farm has plenty of space with 7 bedrooms, 5 bathrooms, 3 reception rooms and a superb Johnny Grey designed kitchen. It is the ideal setting, for a special holiday or important occasion, to enjoy time with friends and family.


Location
New Yatt is a small village situated 2 miles from the bustling market town of Witney. Woodstock and Blenheim Palace are 7 miles away and the 'city of dreaming spires' Oxford 12 miles.

Accommodation
The farm can comfortably sleep 16 guests in the 7 well equipped bedrooms. The property is arranged over 3 floors with most rooms having superb views over the surrounding countryside. Prices quoted are for up to 16 guests. If you have extra guests please enquire.

Entrance hall/boot room- plenty of space for hanging coats plus a utility room with Miele washing machine and tumble drier

Games room: soft seating area with plenty of books and games to keep all ages happy
Second entrance hall: Fireplace with soft seating plus a pool table
Sitting room: Inglenook fireplace with comfy seating. TV with full SKY package
Kitchen: An amazing room with a Johnny Grey designed kitchen. Fully equipped with a large corner fridge, a Gaggenau oven plus 2 microwave/combination ovens and a steam oven, 2 dishwashers and a Sub Zero freezer. A soft seating area with large TV and full SKY package. Dining alcove with seating for 16. An extra table can be added to seat 18/20 in total.

Master Bedroom: A large double bedroom, a seating area and en suite with bath and shower
Bedroom 2: A smaller room with 2 single beds
Family bathroom: A good size bathroom with shower and corner bath

Bedroom 6: Large bedroom with 2 single beds. Has an access door through to Bedroom 5 so ideal as a family suite. Note the spiral staircases to both rooms are quite steep and may not be suitable for elderly guests or very young children

Grounds
New Yatt Farm is surrounded by it own land. There are lawned areas on 3 sides suitable for all sorts of games. We have croquet, badminton, Jenga and a table tennis table which is situated in one of the outbuildings.


The Central England/Cotswolds / Oxfordshire region

New Yatt is a small village 2.5 miles from the bustling market town of Witney . Situated on the edge of the Cotswolds it is the ideal base to explore Englands largest designated ' Area of Outstanding Natural Beauty' whilst still being close to Oxford the 'city of dreaming spires'.
Grab a snack at Mrs Bumbles Delicatessen whilst viewing Burford's honey coloured limestone buildings which appear to have hardly changed for hundreds of years. Or have lunch at the Cherwell Boathouse before taking a leisurely punt down the river taking in the University sights.Perhaps later taking a walking tour of Oxford visiting Christ Church and its Great Hall, inspiration for Hogwarts Hall of Harry Potter fame.

Witney / area

A possible itinerary
Day 1 Visit Oxford. Breakfast at the Ashmolean, lunch at Browns, explore the famous Oxford colleges and grab a pint at one of Inspector Morse's favourite pubs The Eagle and Child.

Day 2 Cotswold Wildlife Park. 260 different species of animals to see and set in over 260 acres of parkland. Our kids favourite bit is the trip on the narrow gauge railway.

Day 3 Antiques hunt in Stow on the Wold and Moreton in Marsh. Perhaps 2 of the best known Cotswolds towns.

Day 4 Woodstock and a visit to Blenheim Palace. Lunch at the Kings Arms one of the Top Ten Pubs in the Good Pub Guide 2014

Day 5 Crocodiles of the World followed by a visit to Cogges Manor Farm and possibly a paddle in the pool at the Leys if there is time left.

Day 6 Bourton on the Water another beautiful Cotswold town with the added attraction of Birdland and maybe a visit to the motor musuem

Day7 If its fine a trip to Chipping Norton , a swim in the open air pool and a visit to Fairy Tale farm.

We could go on... a trip to Burford and its beautiful shops, Bicester Outlet store to grab a bargain, Chipping Camden for more antiques , golf ( 5 courses within 10 miles) sailing at Farmoor, shooting, horse riding... the list is endless.


For the foodies

There are plenty of great places to eat and drink in the area.
The Good Pub Guide 2014 lists The Royal Oak in Ramsden (2m) and also mentions The Angel, The Fleece and The Horseshoes , all in Witney (2.5m). We can recommend them all.
If you like your ale then Camra encourages you to visit The Eagle Tavern and The New Inn in Witney. The local beers including Hobgoblin and Black Wych are brewed at the Wychwood Brewary (2m)- pre book your tour and don't plan to drive afterwards.

For the ultimate eating experience a bit further a field (21m) but worth the trip is Le Manoir Aux Quat' Saisons- book well in advance and unless your surname is Abramovich go for lunch.
