Allen's Farm Oast is situated in a most spectacular rural setting with far reaching views over fields and trees.  The Oast has been converted into a luxurious four bedroomed house using exceptionally high quality materials and finished to a supremely high standard. It provides very spacious and comfortable accommodation for eight. Authentic bricks and beams have been preserved to retain the innate character of the lovely old building but the latest materials have been used where appropriate to enhance the comfort and bring a sense of contemporary style to the living arrangements.  The original farmhouse and other outbuildings are adjacent but do not overlook the property which feels beautifully remote but is actually only three miles from the charming medieval town of Mayfield with its lovely shops and pubs.  Bewl Water is close by for boating, fishing, cycling and walking.  Shop: 2 miles   Pub: 1 mile  Coast: 20 miles

The main entrance to the Oast House is on the side through a loggia and approached via a short flight of 4 steps......

Ground Floor:
The door opens into a hall with coat hooks and a door to the garage with useful storage. Two steps down to large...
Inner Hall which is ideal for housing dogs and off which there is a door to the dining room and
Cloakroom with washbasin and w.c. One step down to a further inner hall with staircase to first floor, sofa and telephone and door to paved courtyard area. To the right, a step up to alternative entrance with useful coat and boot storage and doors to dining room and kitchen
Dining Room wood floors, original brick wall and old beams incorporated into the contemporary design which includes a wall of wooden framed windows providing wonderful natural light.  A beautiful large oak table with eight leather chairs, could easily seat more comfortably  
Kitchen is very generously proportioned with tiled floor and is well fitted with plenty of storage including a granite topped central island.  There is a four door Aga and an additional electric oven with hob, an under counter larder fridge and separate large freezer, a dishwasher and washing machine.  Large table and eight chairs

Bedroom 2 occupies the ground floor of the roundel with fabulous views over countryside and access to the courtyard garden.  Twin beds, bedside table, wardrobe, chest of drawers and chair.
Shower room the large walk in shower incorporates a steam room with two benches on which to relax, a washbasin and w.c.

A spacious landing houses shelves containing books and games, an armchair and a large dresser containing wardrobe space. To the right is....
Sitting Room is wonderfully spacious with lofty, beamy ceiling, wood floors and a woodburner.  Leather seating comprises two large sofas and two armchairs, with several tables and a large TV with FreeSat and a DVD player.  Full length glazed doors have safety locks preventing them from being opened by mischievous fingers.
Off the landing is a further landing with chest of drawers and three steps down into the upper level of the roundel which accommodates
Bedroom 4 the full height of the roundel right up to the fully operational cowl has been stunningly preserved to make this a very special space, perfectly complemented with a King size brass bed, bedside tables,chair and a marble-topped washstand dressing table
Bathroom the bath has a centrally fixed shower attachment and there is a separate walk in shower, washbasin, heated towel rail and w.c.  A delightful porthole such as you might find in a luxury liner has been converted into a mirror with shelves behind and there are glorious views through the windows

Garden: To the rear is a large, lawned, fenced in garden surrounded by gorgeous countryside.  There is a paved courtyard area with al fresco seating, gas barbecue and a quiet loggia providing shady cover.There is a rotary washing line out of view.
Parking: To the rear, plenty of parking.  It is possible to unload luggage by the loggia before parking behind the property.
Heating: Underfloor heating supplemented by radiators and woodburner.
Also provided: Telephone for emergencies.  First basket of logs. Dog cageand bed.
Notes: Please be aware that as the Oast is on a working sheep farm, dogs must be kept under strict control. £100 cash security deposit payable on arrival.
